What a pre-purchase roof survey doesn’t cover

It helps to know what a survey will not do before you book:

  • The condition of the rest of the house (that’s a RICS home survey)
  • Asbestos testing of any kind
  • A valuation or a promise of a lower price

If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What our survey covers.

What we check

  • Lead flashings and valleys
  • Chimney stacks
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • The roof space
  • Natural slate

Pre-purchase roof surveys for homes and businesses in Wormley

Book after your offer is accepted and before exchange. That is when the findings are most useful, because nothing is binding yet. We survey on any day of the week, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We survey natural slate, flat-roofed extensions and dormers and gutters and downpipes, and common reasons people get in touch are signs of past leaks inside the loft and a ridge or slope that dips.

In a village or hamlet like Wormley, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Roof by roof

Flat roofs

Flat roofs on extensions, dormers and garages are easy to forget about. Felt roofs often last around 15 to 20 years, rubber longer and GRP up to about 30. We check how the covering is wearing.

Gutters and parapets

Some older terraces have a butterfly roof with a central valley gutter. If yours does, we check that gutter and where it drains.

Tips from our surveys

Some practical points come up on survey after survey. They apply to most roofs:

  • Ask who repairs the roof under the lease
  • Give your solicitor a copy of the report
  • Tell us your exchange date when booking
  • Ask for any paperwork for recent roof work

If the report shows work is needed, you can raise it with the seller or agent. Some buyers ask for repairs before completion, others ask for a change to the price. The outcome is between you and the seller, and we cannot promise any result.

Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Dealing with them early keeps water out.

How it works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours at a typical house, with time for the loft where it can be reached. If you have questions on the day, just ask. Somewhere as small as Wormley, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We agree a time and how we’ll get in, including the loft.
  3. The roof is inspected from every safe viewpoint, inside and out.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. We email a report with photos and recommendations, ready for you to use before exchange.

Before we arrive

  • Agree roof access with the managing agent if it’s shared
  • Make sure the loft hatch can be reached
  • Find any records of previous roof work

Advice

What a pre-purchase roof survey looks like in Wormley

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

If you let a flat or house near Witley station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. The streets around a church such as Church of All Saints are often among the oldest in a place, and if your home is one of the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are.

Landlords, agents and block managers in Wormley

Letting agents can arrange access with tenants. We survey on weekdays, Saturdays and Sundays, which can make access easier.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we will plan the survey around it.

DIY checks: what’s safe

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Wormley questions

Will you come out to Wormley?

Yes. Wormley is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Does a conservation area affect roof work in Wormley?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Do you go up on the roof?

Only where it’s safe to do so. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where applicable.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

At what stage of buying should I get the roof surveyed?

Once your offer has been accepted, and before exchange. That way you can still act on what we find.
