Pre-purchase roof surveys in Enton Green

Enton Green: your questions answered

Will you come out to Enton Green?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

How do I find out if my home in Enton Green is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Does your survey replace a RICS home survey?

No. It’s a roof survey by an experienced roof surveyor, and you get a written report with photos. It is not a RICS survey and doesn’t cover the rest of the house.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

Can I take the findings back to the seller?

Yes, you can. The report sets out what we found, with photos, so you can raise them with the seller or their agent. How the seller responds is up to them.

Is a roof survey worth having alongside a home survey?

That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It does not stand in for a RICS survey.

About our pre-purchase roof survey in Enton Green

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. Our pre-purchase roof survey gives you a close look at it before you are committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, plus the loft where there is safe access. The findings come in a written report with photos. We’re frequently asked to look into blocked or leaking gutters and slates or tiles that have slipped or gone, on lead flashings and valleys, flat-roofed extensions and dormers and gutters and downpipes.

Some older homes in villages like Enton Green are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put by urgency where it matters.

Practical tips

Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:

  • For a flat, check who is responsible for the roof
  • Check we’ll be able to get into the roof space
  • Find out whether the roof has been replaced or patched
  • Mention any deadline when you contact us

Once the home is yours, the report becomes a maintenance list. Deal with the urgent items first, and keep the photographs to compare against later. The Premium Survey includes a 12-month follow-up to see how things have changed.

After you move in, have leaves and moss cleared from gutters and valleys, especially after autumn. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.

Enton Green homes and their roofs

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Historic houses such as Loseley Park, about 4.1 miles north, show how far back building in the area around Enton Green goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark like Church of All Saints, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. If you own a rental within reach of Milford (Surrey) station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

How we price pre-purchase roof surveys

Several things affect the price of a survey:

  • Building height and the viewpoints available
  • Commercial roofs and larger buildings
  • The roof’s overall size
  • Extra roofs, like extensions, dormers or garages

To find out what your survey will cost, phone 07833 053749 or email us with the address and some details. We’ll confirm the figure before booking.

Booking your survey

There is no need for technical words. It’s enough to tell us:

  • What’s prompted the survey
  • The type of building and roof, such as pitched or flat
  • Any photos you have, taken from ground level or a window
  • Your timetable, such as an exchange date

If you have photos of the roof, send them over. Take them safely from the ground or a window. To send them or to book, call 07833 053749 or drop us an email.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Walls, floors, services and rooms below the roof
  • A valuation or a promise of a lower price
  • A structural engineer’s report

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and doesn’t.

What happens on the day

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes about 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. Older roofs in small places like Enton Green can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Advice

Why act early in Enton Green

Small roof defects let water in slowly. Damp can spread into timbers and ceilings before anyone sees a mark. Finding the cause at the survey stage lets you deal with it as soon as you move in. For older village homes like those around Enton Green, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

What you can safely check yourself

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.
