Pre-purchase roof survey in Ockford Ridge

Tall, steep or hidden roofs are hard to judge from the street. The Premium Survey adds thermal imaging, plus a drone inspection where it applies, and the report arrives the same day. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and look from ground level, windows and the loft instead. We survey lead flashings and valleys, clay and concrete tiles and the roof space, and the problems we’re asked to look at most are patch repairs that may hide an ongoing problem and old water stains in the roof space.

For a small place like Ockford Ridge, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them as you book. Whether you are buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

What happens on the day

After the inspection, everything we found is written up in a report with photos, emailed to you. On timing, most surveys take between one and two hours at a typical house, with time for the loft where it can be reached. Older roofs in small places like Ockford Ridge can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Defects hidden under coverings or inside walls without opening up
  • How a seller will respond, or what the house is worth
  • The condition of the rest of the house (that’s a RICS home survey)

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before you book. The full list of what we check.

How the survey changes by roof type

Chimney stacks

A leaning stack, cracked flaunching or crumbling pointing can all need work. We note them with photos so you can ask about them.

Flat roofs

Many homes have a flat roof somewhere, frequently over an extension. Felt often lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We check how the covering is wearing.

What we’re asked to look at in Ockford Ridge

Rear extensions, dormers and garages frequently have flat roofs. Felt flat roofs often last around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. They’re easy to overlook on a viewing, because many can only be seen from an upstairs window.

Common reasons to book include:

  • Loose pots and cracked flaunching
  • Patch repairs that may hide an ongoing problem
  • Slipped or missing slates and tiles
  • Lead that has worked loose at a wall or chimney

Useful tips for Ockford Ridge property owners

Most of what helps is simple and safe from ground level. Our suggestions:

  • Book once your offer is accepted
  • Tell us your exchange date when you book
  • Look for fresh paint on upstairs ceilings at viewings
  • For a flat, check who is responsible for the roof

Your report arrives by email, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each defect is explained in plain words, and recommendations are ranked by urgency where that helps.

Don’t block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air cannot flow.
