Questions from Milford

Is my home in Milford listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you carry out roof surveys in Milford?

Yes, Milford is within the area we cover. Our area covers London and the South East. You can phone 07833 053749 or send us an email with the address and a few details, and we’ll talk through which survey suits.

Do you go up on the roof?

Only where it’s safe to do so. Much of the inspection is done from the ground, from windows and from the roof space. The Premium Survey adds a drone inspection where it applies.

Should I get a roof survey as well as a RICS home survey?

It is your choice, but the two do different jobs. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and doesn’t replace one.

How do I arrange a pre-purchase roof survey in Milford?

It’s easiest to phone 07833 053749 or send us an email. Tell us the address and a little about the roof, and we’ll take it from there. We survey seven days a week.

How many surveys have you done?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.

How long will you be at the property?

It usually takes an hour or two on an ordinary house; commercial roofs usually need 3–4 hours. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

Pre-purchase roof surveys for homes and businesses in Milford

Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, inc. VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and an in-person consultation. Choose the level that suits the home you are buying. Every package comes with a written report, photos and recommendations. We survey lead flashings and valleys, gutters and downpipes and the roof space, and people most frequently book us about damp timbers or stains in the loft and roof slopes that look uneven or sagging.

Bungalows, chalet bungalows and older cottages are common in smaller places like Milford, many of them extended or given dormers over the years. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you’re buying in Milford or checking a new roof there. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What we’re asked to look at in Milford

A chimney stack stands out in the wind and rain. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. A stack may be shared with the neighbours, which matters if work is needed.

People typically book a survey after spotting one of these:

  • Gutters choked with leaves and moss
  • Cracked flaunching or crumbling chimney pointing
  • Roof slopes that look uneven or sagging
  • Ponding, blisters or splits on a flat roof

The streets around a church like St John the Evangelist's Church are frequently among the oldest in a place, and if your house is among the older ones nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What a good roof survey covers

How we price pre-purchase roof surveys

Prices always include VAT. The things that change the price are:

  • Commercial roofs and larger buildings
  • Extra roofs, like extensions, dormers or garages
  • The shape of the roof and its details
  • Whether you choose the Basic, Standard or Premium Survey

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you’d like to know.

Getting in touch

You don’t need to know any roofing terms. Just let us know:

  • The property’s address and postcode
  • The reason for the survey, such as buying, a leak or storm damage
  • Where water is showing inside, if it is
  • The style of property, from a terrace to a block

When you’re ready to go ahead, call 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.

Pre-purchase roof surveys in Milford: local notes

Loseley Park, about 3.5 miles north-east, is one of the historic houses in the wider area around Milford. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

What happens on the day

On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely, from ground level, from windows, in the roof space and by drone where it applies. Most surveys take an hour or two for most houses, and about three to four hours for a commercial roof. Being in a smaller place like Milford does not change how the visit works: we look from the ground, from windows, from the loft and from the roof where it’s safe. It is useful to show us anything you’ve already noticed.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before we arrive

  • Make sure pets are kept safely away
  • Buyers: confirm access with the estate agent or seller
  • Have any paperwork from past roof work to hand

Getting a price

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, call 07833 053749 or drop us an email.

Checking the roof from the ground

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What we look for on each type of roof

Natural slate

Many older homes in London and the South East have slate roofs. We look for slates that have slid, cracked or gone, plus the metal clips that show earlier patching.

Chimney stacks

We inspect the outside of the stack, not a flue, gas or sweep inspection. If a flue needs testing, we will suggest who to ask.

Why act early in Milford

It’s tempting to skip the roof to keep a sale moving. Weekend visits are available as well as weekdays, and a Premium report comes the same day, so it can fit around a tight timetable. Arranging work in a smaller place like Milford is easier with notice than in an emergency. A survey gives you that notice.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.
