Mousehill Pre-Purchase Roof Survey
Pre-purchase roof surveys across Mousehill, backed by more than 20 years’ experience. Every survey ends with a written report and photos.
- Bitumen or mortar used in place of proper repairs
- A ridge or slope that dips
- Slates or tiles that have slipped or gone
Mousehill homes and their roofs
Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
Loseley Park, about 3.8 miles north-east, is one of the historic houses in the wider area around Mousehill. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. If yours is one of the older homes in the streets near St John the Evangelist's Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you own a rental within reach of Milford (Surrey) station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

About our pre-purchase roof survey in Mousehill
A roof report gives you something solid to take back to the seller or the agent. You might ask about past repairs, ask for work to be done before completion or think again about your offer. What the seller agrees to is up to them, but you will be negotiating from a clear picture rather than a hunch. It also helps you decide whether to go ahead at all. If you are worried about gutters that overflow or drip at the joints and slates or tiles that have slipped or gone, we can find out what’s behind it, on chimney stacks, gutters and downpipes and lead flashings and valleys alike.
Somewhere as small as Mousehill, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Why it is worth a survey now in Mousehill
After exchange, any roof defect is yours to deal with. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but with far less room to act on them. In a place like Mousehill, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
Every price we give includes VAT. Prices start from £150, including VAT. You’ll know the price for your roof before booking.

How we price pre-purchase roof surveys
Prices always include VAT. The things that change the price are:
- The roof’s overall size
- Whether it is a home or a commercial building
- Extensions, dormers and garages with roofs of their own
- How tall the building is and how easy the roof is to see
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.
Getting in touch
The more you let us know, the easier it is to price the survey. When you contact us, it helps to mention:
- Pictures from the garden or a window, if you have them
- Access details, like a loft hatch or a shared roof
- Your timetable, such as an exchange date
- Where the property is, with the postcode
You can call us seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or send us an email.

The survey, step by step
The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It typically takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Around Mousehill, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- Access to the house and the roof space is agreed ahead of time.
- We start outside, looking at the roof from the ground and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Preparing for the visit
- Make sure we can get to the back of the property
- For flats, check roof access has been agreed
- Leave a clear route to the loft
Getting a price

Roof by roof
Gutters and parapets
Gutters, downpipes and outlets carry water away from walls. We check for blockages, leaking joints and sagging runs.
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes in London and South East England. Splits in a lead valley send water inside, and missing lead is not unknown, as it’s a target for thieves.
What a pre-purchase roof survey does not cover
We only report what can be seen safely on the day, so there are some things a survey cannot cover:
- A structural engineer’s report
- Anything beyond the roof, which a full home survey covers
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
If in doubt, ring 07833 053749 or email us and we will suggest the right survey before booking. The full list of what we check.
