Flat roof survey in Wormley
Ponding is often the first sign that something on a flat roof isn’t right. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we will recommend a structural engineer. If you’ve noticed damaged trims at the roof edge and outlets choked with leaves and silt, we can find out what’s behind it, on single-ply membranes, mastic asphalt and EPDM rubber alike.
Older buildings in small places like Wormley may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Common questions in Wormley
Is Wormley in the area you cover?
Yes. We survey roofs across London and the South East, and Wormley is part of that. Just call 07833 053749 or use the contact form and let us know about the property.
Does a conservation area affect roof work in Wormley?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Can you survey at the weekend?
Surveys run on weekdays and at weekends. To find a day that suits you, phone 07833 053749 or email us.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance.
Can you test old roof sheets for asbestos?
Asbestos testing isn’t part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.
How long will you be at the property?
Time on site depends on the roof, but most surveys take between one and two hours at a typical home, and longer for a large or complex roof. The report is sent afterwards by email.
When you need someone else
Before booking, it is worth knowing what a survey will not do:
- Fragile surfaces, which we do not walk on
- An exact number of years the roof has left
- Whether the deck or joists are strong enough
If in doubt, phone 07833 053749 or email us and we will point you to the right survey. The full list of what we check.
What this survey covers
- Felt flat roofs
- Upstands and outlets
- GRP fibreglass
- Mastic asphalt
- Single-ply membranes
- EPDM rubber
How the survey changes by roof type
Mastic asphalt
Without seams, asphalt tends to fail through cracking and at its skirtings. We record any crazing or splits and where water may be getting in.
GRP fibreglass
GRP roofs are laid as a resin and glass-fibre layer over boards. We look for cracks at board joints, around trims and at upstands.
Flat and commercial roofs around Wormley
What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
Anyone responsible for a site like King Edward's School Witley will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. The streets around a church such as Church of All Saints are often among the oldest in a place, and if yours is one of the older homes nearby, the flat roofs on later extensions tend to wear out long before the main roof. Landlords with a home close to Witley station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.
Wormley is about 8 miles south of Guildford, in Surrey. Surveys in Wormley work the same way as everywhere we cover: a careful look at what can safely be seen, photographs and a clear written report. Wormley is one of the places in Surrey where we work. There is also a page for Guildford.

Landlord and commercial surveys in Wormley
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.
Tips from our surveys
Some practical points come up on survey after survey. They apply to most roofs:
- File the paperwork for the roof and any repairs
- Check that new brackets or units haven’t damaged the covering
- Limit foot traffic on the covering
- Check ceilings under the roof for damp patches
You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. It’s written in plain English, with a photograph of each defect, so others can follow it without going up to look.
Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.
DIY checks: what’s safe
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
How the survey works
On the day, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take an hour or two for a small flat roof at home, and longer for a large commercial one. Around Wormley, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
Before the survey
- Have keys ready for side gates, garages or roof access doors
- Mention any parking restrictions on your street
- Dig out any old roof reports or invoices
