Your questions about flat roof surveys in Sandhills
Do you carry out roof surveys in Sandhills?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Does a conservation area affect roof work in Sandhills?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Will you check the loft?
If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
How do you inspect a flat roof?
We inspect from wherever is safe: the roof itself where that’s safe, plus windows, vantage points and the rooms below. We never walk on fragile rooflights or sheeting.
What types of flat roof do you survey?
Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. The report names the covering and explains its condition.
Can you inspect my roof with a drone?
Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Are you structural engineers?
No. Our survey is not a structural engineer’s report. We’ll recommend an engineer if we see signs that call for one.
Flat roof survey in Sandhills
Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. If part of the roof cannot be seen or reached safely, the report says so, so you know exactly what was covered. If you’ve noticed failed upstands where the roof meets a wall and damaged trims at the roof edge, a survey will tell you what’s going on.
In a village or hamlet like Sandhills, flat roofs are usually on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.
Every survey ends with a written report, with photos, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

Flat roofs in Sandhills
In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.
For an older house near a landmark like Church of All Saints, the flat roofs on later extensions tend to wear out long before the main roof. Anyone responsible for a site like King Edward's School Witley will know that a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. If you own a rental within reach of Witley station, the flat roof over a let home is worth a look before it becomes a tenant complaint.
Sandhills is about 8 miles south-east of Farnham, in Surrey. We visit Sandhills as part of our work across Surrey, for homes and businesses alike. Sandhills is one of the towns and villages in Surrey we cover for flat roof surveys. We also survey roofs in Guildford.
Surveys in GU8 are booked the same way as anywhere else. If you need a flat roof survey at a property on Brook Road, Sebastopol Lane and Hatch Lane or a nearby road, we can help. We also cover the places around Sandhills: Brook (1 mile west), Wormley (1 mile east), Hambledon (1 mile east), Bowlhead Green (1 mile west) and Witley (1 mile north). We also work in nearby towns such as Guildford (9 miles north-east), Woking (13 miles north), Camberley (14 miles north), Farnham (8 miles north-west), Frimley (13 miles north) and Haslemere (4 miles south-west).
Around Sandhills
Typical jobs here are in homes near Rodborough, Dog And Pheasant Public House and Witley CofE Controlled Infant School, among other places. Sandhills’s nearest station is Witley station, about 0.5 miles east. Other landmarks nearby include Milford Hospital (2.7 miles north-east). The countryside around Sandhills includes Hydon's Ball and Farncombe Wood.
What you can safely check yourself
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Rented homes, blocks and businesses
Landlords, agents and building managers in Sandhills and across Surrey can book any of our surveys. To discuss a property or a block, phone 07833 053749 or send us an email.
Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.
What a flat roof survey doesn’t cover
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Parts of the roof that are not safe to walk on or view
- Structural calculations, which need a structural engineer
- Testing older roof sheets for asbestos
If in doubt, call 07833 053749 or use the contact form and we’ll point you to the right survey. What our survey covers.
What this survey covers
- Mastic asphalt
- GRP fibreglass
- Felt flat roofs
- Single-ply membranes
- Upstands and outlets
- EPDM rubber
What affects the cost of flat roof surveys
All our prices include VAT. The things that change the price are:
- Any need for thermal images or a drone flight
- Commercial roofs and larger buildings
- Height and safe access
- The roof’s overall size
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.
What we need to know
Before you get in touch, it helps to have:
- Whether there’s a loft hatch, a shared roof or tricky access
- Why you want a survey: buying, a leak, a storm or new work
- The address and postcode of the property
- Dates you are working to, such as exchange
If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.
Why get it checked now?
By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. In a place like Sandhills, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
Every price we give includes VAT. Flat roof survey starts from £150, including VAT. We confirm the price for your roof before booking.

- Thermal imaging and drone inspection where they help
- Every finding written up with photos
- Package prices that include VAT

What we do, step by step
A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It normally takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. Cottages and farmhouses around Sandhills often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there’s access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
Before we arrive
- Mention any parking restrictions on your street
- Point out any leaks or damp patches
- Leave side gates unlocked
