Chimney survey in Sandhills: what you get

For buyers, a chimney survey before exchange can flag work you may want to raise. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. You get photos and findings you can take back to the seller or agent. It works alongside a RICS home survey, not instead of one. If you’ve noticed unused flues sealed without airflow and mortar washing out of the joints, we can find out what’s behind it, on brick chimney stacks, chimney breasts and shared and party-wall stacks alike.

In a village or hamlet like Sandhills, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What a chimney survey looks like in Sandhills

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Take a building like King Edward's School Witley: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to Church of All Saints: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Landlords with a home close to Witley station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What this survey cannot tell you

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Whether a gas appliance or its flue is safe
  • Areas we cannot view from safe positions
  • The inside of the flue, which needs a sweep or flue specialist

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before booking. What a survey covers and doesn’t.

Roofs we survey in Sandhills

  • Chimney breasts
  • Lead flashings
  • Flaunching
  • Shared and party-wall stacks
  • Brick chimney stacks

How it works

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take about 1–2 hours at a typical home, and longer for a large or complex roof. Somewhere like Sandhills needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Different roofs, different checks

Rendered stacks

What’s behind the render cannot be seen without removing some, so the report says what can and cannot be judged.

Brick stacks

Most chimney stacks are built of brick, with mortar joints that wear over time. The survey looks for crumbling bricks and worn or missing mortar.

Prices for chimney surveys in Sandhills

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • Height and safe access
  • The type of building, from a house to a block or an office
  • How many separate roofs there are, like extensions, dormers and garages
  • How big the roof is

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

What to tell us when you get in touch

If you can, have these to hand when you get in touch:

  • Your timetable, such as an exchange date
  • What kind of property and roof it is
  • Photos of the roof, taken safely from ground level or a window
  • Any marks or damp showing indoors

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.

Your questions about chimney surveys in Sandhills

Do you cover smaller places like Sandhills?

Yes, Sandhills is covered. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

I let a flat near Witley station. Can you check the roof?

Yes, rented property is part of what we cover. You can ring 07833 053749 or use the contact form with the address and some details, including who will give access on the day.

Is a leaning chimney dangerous?

Don’t ignore it. Stacks can lean when mortar on one side breaks down. We record its condition with photographs, and a structural engineer can assess whether it needs work.

Can you find out why my chimney breast is damp?

It can come from several places: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. We check each one and note the most likely cause.

When does the report arrive?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when booking.

How long is the visit?

Expect it to take between one and two hours for most houses, and about three to four hours for a commercial roof. The written report follows by email, on the timescale of your package.

How can you see the top of the stack?

We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where it applies. Any area we couldn’t view is noted.

Checking the roof from ground level

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

What happens if roof problems are left?

If a stack seems to lean, don’t leave it. Our survey records it and says when a structural engineer should look at it, so you can decide what to do next. In a place like Sandhills, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.
