About our drone roof survey in Sandhills
Some roofs are hard or unsafe to reach. A drone takes close-up photographs of those roofs from the air. It shows coverings, ridges, chimneys, valleys and gutters clearly, including slopes that cannot be seen from the street. Everything we find goes into a written report with photos. It also suits roofs that would be damaged by someone walking on them. If we can’t fly, we tell you why. We survey large and complex roofs, chimney stacks and flat roofs on upper floors, and the problems we are asked to look at most are outlets choked with leaves and silt and storm damage on steep or tall roofs.
In a small place like Sandhills, open ground can mean strong wind. A small drone can’t fly safely in high wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Tips that help
From years of surveys, a few habits stand out:
- Be ready to move the date if the weather turns
- Share the postcode so we can check for restrictions
- Tell us about any leaks or concerns
- Keep a clear space in the garden or drive for take-off
Your report arrives by email, with close-up photos from the flight. Each finding is explained in plain words, with recommendations prioritised by urgency where relevant.
After a storm, check from the garden and the street. Pieces of slate or tile on the ground mean something has moved. A drone can show exactly what has moved.
Drones, thermal imaging and Sandhills roofs
England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons.
If you look after a building such as King Edward's School Witley, a drone or thermal camera can show a large roof in a single visit.

What happens if roof problems are left?
Leaving a slipped slate or a blocked valley can turn a small fault into a leak. Spotting them early keeps the work smaller, whatever height the roof is. Where a roof is exposed, as many are in small places like Sandhills, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

What we are asked to look at in Sandhills
Chimney tops take the worst of the weather. From the ground, you rarely see cracked flaunching or loose pots. Close-up drone photos show their condition.
Most people get in touch after spotting something like this:
- Coverings that have slipped high up on the roof
- Cracked flaunching or loose chimney pots
- Plant growth and moss on the roof
- Lifted or split lead flashings
Take an older house close to Church of All Saints: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
What to check before booking
- Which viewpoints they use to see the roof
- Which limits apply to the survey
- What follow-up you get after the report
- What the report includes, and whether it has photos
What this survey cannot tell you
Every survey has limits, and it is better to know them up front. Bear these in mind:
- Structural calculations (that’s a structural engineer’s job)
- Anything inside the loft or under the coverings
- Photos in conditions too poor to fly
Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before you book. What a survey covers and doesn’t.

How we price drone roof surveys
When we price a survey, we consider:
- The type of building, from a house to a block or an office
- Extensions, dormers and garages with roofs of their own
- How big the roof is
- Height and safe access
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We can help you choose the package that fits what you want to find out.
What we need to know
Before you get in touch, it’s useful to have:
- What’s prompted the survey
- The style of property, from a terrace to a block
- Pictures of the roof from a safe spot, if you have them
- When you need the report by
Drone roof survey starts from £400, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or email us with the details.
How it works
After the inspection, everything we found is written up in a report with photographs, emailed to you. On timing, it typically takes an hour or two for most homes, with the pre-flight checks included, and longer for big commercial roofs. Rural addresses near Sandhills can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- First, we check the address for flight restrictions.
- If permission is needed, we ask for it before the visit.
- On the day, we check the weather and the site before flying.
- We fly the drone close to the roof to photograph it in detail, always in sight.
- We email a written report with the photographs and our recommendations.
Preparing for the visit
- Gather any invoices or paperwork from past roof work
- Have keys ready for side gates, garages or roof access doors
- Buyers: confirm access with the estate agent or seller

Related advice
Sandhills: your questions answered
Will you come out to Sandhills?
Yes, we do. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.
Is drone flying allowed in Sandhills?
That depends on where the roof is and on the weather. Every flight is checked against the Drone Safety Map first. Strong wind or heavy rain also stops a small drone flying.
Is it a structural engineer’s report?
No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
Will I get photos?
Yes, every report has them. Pictures sit next to the findings they show.
How experienced are you?
Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.
Do you test for asbestos?
No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.
What does a roof survey cost?
Our price is from £400, including VAT. What you pay for your roof depends on its size, height, access and the package.
