About our chimney survey in Brook
Redundant chimneys are common, particularly where fires have been replaced by central heating. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. You get photos of each stack and our recommendations. Typical surveys look at bricks with flaking faces and pots or cowls that look unsafe, across chimney breasts, shared and party-wall stacks and brick chimney stacks.
Somewhere as small as Brook, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Brook: your questions answered
Can a landlord with a rental near Witley station book a roof survey?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Will you come out to Brook?
Yes, we do. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Will you walk on the roof?
Not unless it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.
Are you structural engineers?
No. We’re experienced roof surveyors, and visible signs like sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.
Which parts of the chimney do you look at?
The whole stack, as far as it can safely be seen: pots, cowls, flaunching, pointing, bricks and flashings. We also note leaning, redundant stacks and damp inside.
What happens after the survey?
The report arrives by email, with photos and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.
How much is a survey?
Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.
What we do, step by step
You don’t need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. The survey itself takes roughly 1–2 hours on an ordinary house, and more on a big or complicated roof. In a small place like Brook, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- First we talk through the stacks, their history and any problems.
- We look at every stack from wherever it can safely be seen.
- We photograph and record the pots, flaunching, pointing and flashings.
- Inside, the chimney breasts and the loft are checked for damp where there’s access.
- You get a written report with photos and recommendations by email.
Before we arrive
- Note where any stains or damp appear
- If it is not your property yet, arrange access through the agent
- If the roof is shared, arrange access with whoever manages the building

Advice
Surveys for landlords and agents in Brook
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.
Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we’ll plan the survey around it.
How we price chimney surveys
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- Height and safe access
- The number of roofs, including extensions and garages
- Any need for thermal images or a drone flight
- The roof’s overall size
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.
Helping us price your survey
These details help when you get in touch:
- Any deadline, like an exchange date
- Whether there’s a loft hatch, a shared roof or tricky access
- Where any leaks, stains or damp patches show inside
- Any photos you have, taken from ground level or a window
Once you know what you need, call 07833 053749 or email us. We’ll suggest a package, agree the price and find a date, weekday or weekend.
Do you need a chimney survey in Brook?
Years of fires can affect the mortar inside a stack. Mortar can deteriorate unevenly from flue gases and moisture, which can make a stack lean.
Things that often lead to a survey include:
- Unused flues sealed without airflow
- Damaged chimney pots and cowls
- Cracked or missing flaunching
- Flashings pulling away from the stack
If you own a rental within reach of Witley station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
What to check before booking
- Whether they hold professional indemnity and public liability insurance
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Will they check the loft as well as the outside?
- Is VAT included in the price?

How the survey changes by roof type
Lead flashings
Mortar fillets are sometimes used where lead would typically be. They tend to crack, so we check them closely.
Chimney breasts and the loft
Damp patches on chimney breasts often point to a problem above. We check the breasts and the stack in the loft space where we can reach.
Roofs, chimneys and gutters in Brook
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
For site and facilities teams at buildings such as King Edward's School Witley, large buildings have long gutter runs and big roofs that need checking like any other.

Checking the roof from the ground
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
