About our electronic leak detection in Brook
Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It works with an electrical current which can only get through the membrane at a breach. It can find holes too small to spot by eye, so your roofer can repair them. The results come in a report with photos. If you’ve noticed leaks at pipes, outlets or fixings and new roofs to check before paving or planting, a survey will tell you what’s going on, on single-ply roofs, commercial flat roofs and green roofs alike.
Flat roofs on exposed homes in small places like Brook take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which frequently last around 15–20 years, usually show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How it works
You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes longer on a large roof than a small one, with the construction of the roof playing a part too. Older rural homes like those around Brook can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- We start by finding out what the roof is made of and where it leaks.
- We confirm whether the roof is suitable for electronic testing.
- The method depends on the membrane and what sits above and below it.
- Testing runs across the roof to locate breaches in the membrane.
- You get a report showing where each breach is, for your roofer to repair.
Before the survey
- Let us know about parking near the property
- For a flat or shared roof, check access with whoever owns or manages the building
- Have keys ready for side gates, garages or roof access doors

Useful tips for Brook property owners
A survey works best with a little help from you, before and after. Tips:
- Don’t leave water getting in
- Ask contractors to protect the membrane
- Note where leaks show inside and when
- Share any drawings of the roof
Wet insulation may need attention after a leak. Your roofer can advise on that, and moisture readings can help.
Limit foot traffic on flat roofs. Many breaches come from foot traffic.
What we’re asked to look at in Brook
Repeated leaks after repairs suggest the real breach hasn’t been found. ELD can locate the breach more precisely.
We are often asked to look at:
- Leaking laps in the waterproofing
- Holes left by work on the roof
- Stains far from any visible defect
- Leaks through a flat roof with no obvious cause
Take a building like King Edward's School Witley: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.
What to check before booking
- When you’ll get the report
- Whether any drone flown is registered with the CAA
- What the report includes, and whether it has photographs
- Their track record with similar roofs

Questions from Brook
Do you cover Brook?
Yes. We cover the whole of London and South East England, and Brook is part of that. Just call 07833 053749 or send us an email and let us know about the property.
Do you cover smaller places like Brook?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
What’s the price of ELD?
We quote electronic leak detection for each roof, as the method and time depend on the roof. Size, build-up and access all affect the price. To get a quote, phone 07833 053749 or email us.
Can you find leaks on a covered flat roof?
Sometimes. The layers on top and the build-up below decide it and parts may need to be lifted. We will discuss it before we quote.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when booking.
Do I need to be at home?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we’ll agree the details when you book.
Why it is worth a survey now in Brook
Repeated call-outs for the same leak add up. A clear record of where the breaches are helps break that cycle. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Electronic leak detection is quoted for your roof, because the method depends on the roof.
Why us?
- An independent look at the roof
- Photos and a written report every time
- Surveys seven days a week
- CAA-registered drone operator (Flyer ID and Operator ID)

Flat roofs in Brook
Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
Landlords with a home close to Witley station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.
