New roof snagging in Brook: what you get
The best time for snagging is before the final payment, while the roofer is still on hand. If you’ve already paid, check before any defects or warranty period runs out. That gives you time to raise any snags. Our report gives you a clear, photographed list of snags to send to your roofer before the deadline. Common reasons to book are gutters blocked by building debris and verge tiles or slates not secured, on replacement roofs, flashings and valleys and new-build homes.
Some older homes in villages like Brook are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the new roof, the defects we found and what we recommend.

Local roofs and buyers in Brook
Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. For a purchase or a newly finished roof, the materials decide which details matter most. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.
In and around Brook, as anywhere, a roof is easiest to deal with when its problems are found early.

Common roof problems in Brook
Owners often get in touch when the finish looks uneven or a leak appears. Others want an independent check as a matter of course before signing off the job.
It’s worth booking a survey if you’ve seen:
- Poorly finished verges
- Loose flashings at walls or chimneys
- Underlay not dressed into the gutter
- Loose or badly finished ridge tiles
If you own a rental within reach of Witley station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Brook questions
Do you carry out roof surveys in Brook?
Yes, Brook is within the area we cover. We cover the whole of London and South East England. Just ring 07833 053749 or use the contact form and let us know about the property, and we’ll talk through which survey suits.
Is my home in Brook listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Will you walk on the roof?
Only if it’s safe. We look at everything that can be seen safely: from the ground, from windows, from inside the roof space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. We check the parts we’re given access to.
How experienced are you?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.
How long does new roof snagging take?
A visit normally takes roughly 1–2 hours for most houses, and longer for a large or complex roof. We’ll give you an idea when you book.
Prices for new roof snagging in Brook
Our packages start from £150, inc. VAT. The price for your roof depends on:
- The shape of the roof and its details
- The type of building, from a house to a block or an office
- Basic, Standard or Premium
- The roof’s overall size
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.
Booking your survey
To price your survey accurately, we will ask about:
- The kind of building and roof involved
- How the loft is reached, if there is one
- Why you want a survey: buying, a leak, a storm or new work
- Your postcode, so we can check access and travel
Booking is simple: just call 07833 053749 or use the contact form and give us a few details about the property and we will explain which survey suits. The price is agreed up front.
Can I check my roof myself?
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
How the survey changes by roof type
Underlay and ventilation
At the eaves, the underlay should run into the gutter to carry water off. We check it where it is visible.
Clay and concrete tiles
Verge and eaves tiles are where snags frequently show on tiled roofs. They get close attention.
What we do, step by step
The visit has one job: to look at the new roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes about one to two hours on an ordinary house, and longer for a large or complex roof. In a hamlet or village like Brook, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- We agree what to focus on, like a payment date or a warranty period ending.
- We inspect as far as safe access allows.
- We work through ridges, verges, valleys and flashings.
- Debris and damage to other parts are recorded.
- You receive a report to share with your roofer.
Before the survey
- Point out any leaks or damp patches
- If it is not your property yet, arrange access through the agent
- Keep pets inside or away from the areas we’re looking at

Why get it checked now?
A minor snag left alone can turn into a leak. A slipped verge tile or a loose flashing may let water through during the first winter. Spotting them early gives the roofer a chance to put them right. Where a roof is exposed, as many are in small places like Brook, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.
