New roof snagging in Witley

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

New roof snagging in Witley: what you get

The best time for snagging is before the final payment while the roofer can still come back easily. If that is passed, it’s worth checking before a defects or warranty period ends. That leaves time to raise what we find. You get a written list of snags with photographs, ready to pass on before the deadline. Common reasons to book are untidy or loose verge details and cracked or slipped new tiles or slates, across new flat roofs, replacement roofs and flashings and valleys.

Somewhere as small as Witley, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the new roof, any defects and our written recommendations.

Surveys for landlords and agents in Witley

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

Local roofs and buyers in Witley

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. Historic houses such as Loseley Park, about 4.6 miles north-east, show how far back building in the area around Witley goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you live in an older home near Church of All Saints, the roof may have had decades of patch repairs, and the survey shows where they are. For landlords with property near Milford (Surrey) station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Witley is about 7 miles south-west of Guildford, in Surrey. Houses, flats, blocks and commercial buildings in Witley can all book new roof snagging. Across Surrey, we cover Witley. There is also a page for Guildford.

What new roof snagging does not cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Fixings and underlay hidden under the coverings
  • A promise that the roof won’t leak
  • Repair costs for putting snags right

If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey. The full list of what we check.

What this survey covers

  • Flashings and valleys
  • New flat roofs
  • Loft conversions and dormers
  • Replacement roofs
  • Ridges and verges
  • New-build homes

Different roofs, different checks

Slate roofs

Cracked slates are sometimes left in place. We record any we can see.

Valleys

Valleys carry a lot of water, so the detailing matters. The lining and the cut coverings along it are checked.

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Arrange the inspection before settling the final bill
  • Note the end of any warranty or defects period
  • Raise snags in writing with your roofer
  • File all paperwork for the new roof

The report lists each snag with photos and recommendations, prioritised by urgency where relevant. Pass it on to your roofer or builder.

Keep the final payment until the roof has been checked, where your contract allows. It gives the roofer a reason to finish everything.

Witley questions

Does a conservation area affect roof work in Witley?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Witley within the area you cover?

Yes. Witley is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Do you climb onto every roof?

Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

Can you survey at the weekend?

We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, ring 07833 053749 or use the contact form.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

How long will you be on site?

Most house visits take about 1–2 hours, and longer for large or complex roofs.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. We look at the parts we are given access to, and the report makes that clear.

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect roughly 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. Older rural homes like those around Witley can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. You let us know what work was done and when.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. The roof space and the rest of the property are checked for problems.
  5. You get a photo report of each snag.

Getting ready for the survey

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Mention any parking restrictions on your street
  • Leave side gates unlocked

Arrange a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.
