About our storm damage roof report in Witley

Storms tend to find the weak points on a roof. Slates and tiles slip or blow off, ridge and hip tiles lift, flashings pull away and flat roof coverings can tear. Trees and branches can also hit roofs in a storm. Our report records what has happened to your roof, with photos. Any older wear we can see is recorded as well. We survey chimney stacks, flashings and ridges and hips, and people most frequently book us about roofs hit by falling trees and gaps where slates or tiles have gone.

Somewhere as small as Witley, older roofs have often been repaired many times. That makes it hard to tell new damage from old wear, and the difference matters, especially to an insurer. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later.

Before and after the survey

Small things make a difference. Some pointers:

  • Tell your insurer about the damage promptly
  • Keep any slates, tiles or debris that fall, if it’s safe to do so
  • Keep receipts for any emergency work
  • Ask a roofer for emergency temporary protection if water is coming in

Your insurer may send a loss adjuster to look at the damage. Our report gives you an independent record alongside theirs.

Check the roof from ground level after strong winds. Binoculars help you spot slipped slates or lifted ridges. Never climb onto the roof yourself.

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • The outcome of a claim
  • Negotiating a claim settlement
  • How your policy defines a storm

If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.

Roof types and parts we check

  • Slate and tile slopes
  • Flat roofs
  • Chimney stacks
  • Flashings
  • Ridges and hips
  • Gutters and fascias

What we look for on each type of roof

Slate roofs

Natural slate can last 100 years or more, but the nails frequently fail first. The report records whether slipped slates look like storm damage or older wear.

Chimney stacks

Older stacks with worn pointing or cracked flaunching are more likely to suffer. Our report notes recent damage and older defects.

What happens on the day

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take between one and two hours at a house, and longer if the damage is spread across a large roof. Somewhere like Witley needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.

  1. We start with what you’ve seen and any temporary repairs.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. The roof is inspected from ground level, windows and the roof where it is safe.
  4. Storm damage and older wear are recorded separately where we can.
  5. The report, with photos, is emailed to you.

Getting ready for the survey

  • If you are buying, let the agent know when we are coming
  • If the roof is shared, arrange access with whoever manages the building
  • Move anything stored under the loft hatch

Witley roofs and the weather

Historic houses such as Loseley Park, about 4.6 miles north-east, show how far back building in the area around Witley goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. The covering and its details give the first clues when tracing where water is coming from.

For site and facilities teams at buildings like The Chandler CofE Aided Junior School, a leak through a large roof is frequently found some distance from where the water shows inside. If you own a rental within reach of Milford (Surrey) station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Homes near green spaces such as Rodborough Common can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Whether you choose the Basic, Standard or Premium Survey
  • The number of roofs, including extensions and garages
  • The type of building, from a house to a block or an office
  • The shape of the roof and its details

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Helping us price your survey

You do not need to know any roofing terms. Just tell us:

  • Where any leaks, stains or damp patches show inside
  • What kind of property and roof it is
  • Whether there is a loft hatch, a shared roof or tricky access
  • Dates you are working to, such as exchange

Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or send us an email.

Questions from Witley

Do you cover Witley?

Yes, Witley is one of the places we work. The survey and report are the same in Witley as anywhere else.

Will you come out to Witley?

Yes, Witley is on our map. A small place gets exactly the same survey as a big one.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you contact us and we will plan the survey around it.

How long will you be at the property?

Most surveys take roughly 1–2 hours at a typical home, and longer for a large or complex roof. The report follows by email.

What wind speed counts as a storm?

There is no single figure. Many policies treat gusts of about 55 mph as storm conditions, but it varies. Your policy document will say.

Can you tell me if my claim will be paid?

That is not something we can promise. Insurers decide claims on their own policy wording. Our report gives you an independent record of the damage and its likely cause.

What if my insurer declines the claim?

The first step is a complaint to your insurer. If you’re still unhappy, you may be able to take it to the Financial Ombudsman Service. Our report gives you an independent record of the roof, though we can’t predict the outcome.
