Independent roof leak investigations in Witley

Roof leak investigation in Witley: what you get

The aim is to find where the water is getting in and explain it. The report shows, with photos, where we believe the water gets in and how it travels, and recommends what should be done. It gives any roofer a clear brief. The investigation finds and explains the cause, while the repair is a separate matter. We survey valleys and parapet gutters, lead flashings and flat roof details, and people most frequently book us about brown rings on upstairs ceilings and wet patches high on an inside wall.

In a village or hamlet like Witley, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, and the difference matters, especially to an insurer. We look at what can be seen safely and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

We write the report in plain English, so you do not need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put with the most urgent first where relevant.

Why act early in Witley

If a leak has been ‘fixed’ before and has come back, the cause was probably missed. A careful investigation looks at every likely route, not just the obvious one. That is often what breaks the cycle. In a place like Witley, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Roof leak investigation starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we’ll tell you which fits.

Can I check my roof myself?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

The survey, step by step

Once we have finished looking, we write up our findings as a photo-illustrated written report. As for time on site, most surveys take about 1–2 hours, more where the leak is intermittent or the roof is large. Somewhere as small as Witley, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You tell us where the water shows and when it appears.
  2. We look at the stain, the ceiling and the loft above it.
  3. Outside, we look at every likely route in.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Advice

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Write down the wind direction and rain when it leaks
  • Move stored items away from the hatch
  • Check whether pipes or tanks run near the stain
  • Catch drips in a bucket and protect the floor

With the Standard Survey you get a follow-up consultation, and Premium includes an in-person consultation. You can ask us about anything that isn’t clear.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small faults dealt with quickly rarely become leaks.

Prices for roof leak investigations in Witley

When we price a survey, we consider:

  • Whether you choose the Basic, Standard or Premium Survey
  • The height of the building and how the roof can be seen safely
  • Extensions, dormers and garages with roofs of their own
  • Roof area

Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Booking your survey

You do not need to know any roofing terms. Just let us know:

  • The kind of building and roof involved
  • Where water is showing inside, if it is
  • Why you want a survey: buying, a leak, a storm or new work
  • Your timetable, like an exchange date

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or drop us an email.

Different roofs, different checks

Lead flashings

Mortar fillets are sometimes used instead of lead. They crack as the roof and wall move, and water runs down behind them.

Valleys

A valley takes the rain from both sides of the roof. Split lead, cracked linings or slipped tiles let water in.

Your questions about roof leak investigations in Witley

How do I find out if my home in Witley is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is Witley within the area you cover?

Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

What do I do with the report?

You’ll get the report by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

Do you climb onto every roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

How much is a survey?

Our price is from £150, including VAT. You will know the price for your roof before booking. For a price, ring 07833 053749 or send us an email.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

What a roof leak investigation looks like in Witley

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. The covering and its details give the first clues when tracing where water is coming from. With Loseley Park about 4.6 miles north-east, Witley sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Milford (Surrey) station may find that tracing a leak quickly matters when a tenant is living with it. Take an older house close to Church of All Saints: the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you live near a park such as Rodborough Common, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Witley is about 7 miles south-west of Guildford, in Surrey. We cover Witley and the rest of Surrey. Our Surrey coverage includes Witley and the places around it. We also survey roofs in Guildford.

We also work in nearby towns such as Guildford (7 miles north-east), Woking (12 miles north), Camberley (13 miles north), Farnham (7 miles north-west), Dorking (15 miles east) and Frimley (11 miles north).
