About our gutter survey in Witley

Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that normally means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a report with photos. We survey downpipes, fascias and soffits and valley gutters, and people most frequently book us about cracked or loose downpipes and leaves and moss blocking gutters.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

After the visit, you get a report with photographs, sent by email. It sets out the condition of the gutter, any defects and our written recommendations.

Why get it checked now?

It’s easy to put damp down to the wrong cause. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. A gutter survey helps rule the rainwater system in or out. Outbuildings and barns around Witley are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we’ll tell you which fits.

Witley homes and their roofs

Historic houses like Loseley Park, about 4.6 miles north-east, show how far back building in the area around Witley goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you live near a park like Rodborough Common, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. Take an older house close to Church of All Saints: its chimney, valleys and lead work are likely to be the parts that need attention first. Take a building like The Chandler CofE Aided Junior School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Tips that help

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:

  • Watch the gutters during heavy rain
  • Check from the ground or a window, not a ladder
  • Book gutter clearing once a year, more often near trees
  • Include valley, parapet and box gutters when clearing

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. We also note anything else we spot on the roof while we’re there.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Prices for gutter surveys in Witley

When we price a survey, we consider:

  • The shape of the roof and its details
  • The number of roofs, including extensions and garages
  • The roof’s overall size
  • The height of the building and how the roof can safely be seen

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

What to tell us when you contact us

What helps most when you contact us:

  • Any deadline, like an exchange date
  • Any stains, drips or damp patches you’ve seen indoors
  • Whether there is a loft hatch, a shared roof or tricky access
  • Where the property is, with the postcode

If you’re buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or email us when you are ready.

How it works

The aim of the visit is simple: to look at the gutter as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Older roofs in small places like Witley can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Preparing for the visit

  • Tell us where we can park nearby
  • Check the loft hatch can be reached
  • For a flat or shared roof, check access with the building owner or managing agent

Advice

What we can’t see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s behind fascias and inside walls
  • The inside of a downpipe along its whole length
  • Confirming asbestos in older rainwater goods

If in doubt, call 07833 053749 or use the contact form and we will point you to the right survey. What our survey covers.

Roof types and parts we check

  • Eaves gutters
  • Fascias and soffits
  • Valley gutters
  • Outlets and hoppers
  • Downpipes
  • Parapet and box gutters

Your questions about gutter surveys in Witley

Will you come out to Witley?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Can a landlord with a rental near Milford (Surrey) station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or email us with the details, and we will talk through which survey suits.

How much is a gutter survey?

Prices start from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, phone 07833 053749 or drop us an email.

Are you structural engineers?

No. We point out what can be seen, such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Does the season matter for a gutter survey?

Any time of year works. Booking before autumn and winter gives you time to plan though problems often show up after heavy rain.

Can a gutter survey explain damp on my walls?

Overflowing gutters often lead to damp walls, and we check for exactly that. If the cause looks like something else, the report says so, based on what we can see.
