About our gutter survey in Wormley

We carry out gutter surveys in Wormley as part of our cover across London and the South East. We inspect everything we can see safely from the ground, windows, the loft space and the roof where it is safe. A visit normally takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. The written report follows, with photos and recommendations. We survey outlets and hoppers, parapet and box gutters and valley gutters, and common reasons people get in touch are gutters packed with leaves or moss and sagging gutters and loose brackets.

Some older homes in villages like Wormley are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

Nothing in the report is left vague: where something needs attention, it says so plainly.

Gutter surveys around Wormley

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

If you let a flat or house near Witley station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For site and facilities teams at buildings such as King Edward's School Witley, large buildings have long gutter runs and big roofs that need checking like any other.

What you can safely check yourself

What you can’t do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Tips that help

Over many surveys, some simple habits stand out as worth the effort:

  • Get the gutters cleaned out every year
  • Look for new stains on ceilings below valleys after rain
  • Keep climbers away from the eaves
  • Watch the gutters during heavy rain

Landlords and managing agents can keep the report with the building’s records to help plan maintenance. The photographs help when you explain the work to others.

Deal with drips, sags and loose downpipes early. They tend to get worse and spilled water harms brickwork and woodwork.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Rot or damp concealed behind fascias or inside walls
  • What’s hidden inside a downpipe
  • Gutters out of sight from every safe vantage point

If in doubt, ring 07833 053749 or email us and we’ll recommend the right survey. The full list of what we check.

Wormley questions

Is my home in Wormley listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Wormley?

Yes, Wormley is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How long will you be on site?

A visit usually takes about one to two hours at a typical home, and more on a big or complicated roof. We will give you an idea when you book.

What do I do with the report?

You will get the report by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Can you tell me if my old gutters contain asbestos?

No. We don’t carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.

Does the report include photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

Roof by roof

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. We look at what’s visible and note what is not.

How it works

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey usually takes an hour or two at a house, depending on how many gutter runs and downpipes there are. For a village or hamlet like Wormley, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. We start by hearing about any drips, overflows or damp patches.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. You get a written report with photos and recommendations.

Before we arrive

  • Check we can get to the back of the property
  • Have any paperwork from past roof work to hand
  • Have any questions written down, so nothing gets missed

What we are asked to look at in Wormley

Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold so their joints can start to leak. Cast iron joints can corrode and part where the paint has failed.

These are some of the problems a survey can pick up:

  • Rotten fascias or stained soffits
  • Water spilling over the gutter edge
  • Gutters packed with leaves or moss
  • Gutters that have fallen out of line

Take an older house close to Church of All Saints: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Before booking anyone
