How a gutter survey works in Sandhills

We check the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, the report will say so, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. We survey downpipes, eaves gutters and fascias and soffits, and people most often book us about downpipes that are split or coming away and water backing up from a hidden gutter.

Some older homes in villages like Sandhills are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What this survey cannot tell you

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • Parts of gutters that can’t be seen safely
  • Rot or damp concealed behind fascias or inside walls
  • The inside of a downpipe along its whole length

If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before you book. What our survey covers.

FAQs for Sandhills

Do you cover smaller places like Sandhills?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

I let a flat near Witley station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or drop us an email with the address and what you need.

When is the best time for a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it’s best not to wait as overflowing water can damage walls.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Could my damp wall be caused by the gutters?

We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We cannot see inside the wall itself, so we report on what’s visible.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.

Different roofs, different checks

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and crack. We look at the joints, brackets and falls.

Fascias and soffits

Some older soffits may contain asbestos. Any we think could be are flagged for a specialist asbestos surveyor to check.

What we do, step by step

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit usually takes between one and two hours at most homes, and longer for a large or complex roof. Somewhere as small as Sandhills, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Before the survey

  • Make a note of anything you’d like us to look at

Advice

What a survey costs

Prices always include VAT. The things that change the price are:

  • Extra roofs, like extensions, dormers or garages
  • The height of the building and how the roof can be seen safely
  • If the survey needs thermal imaging or a drone
  • The package you choose: Basic, Standard or Premium

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

Booking your survey

Before you get in touch, it helps to have:

  • The style of property, from a terrace to a block
  • Any marks or damp showing indoors
  • Your postcode, so we can check access and travel
  • Any deadline, such as an exchange date

Unsure which package suits your roof? The easiest way is to phone 07833 053749 or drop us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

Why it’s worth a survey now in Sandhills

Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now usually keeps the fix smaller. In a place like Sandhills, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Tips from our surveys

These tips come from what we see on roofs every week:

  • Check downpipe clips are holding
  • Keep climbers away from the eaves
  • Leave gutter checks at height to someone equipped for it
  • Watch for green marks down the brickwork

You receive a written report with photos and clear written recommendations. You can pass it to whoever you choose to do the work so they can see exactly what’s needed.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Less debris means fewer blocked outlets.

Gutter surveys around Sandhills

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

If your house is among the older ones in the streets near Church of All Saints, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Witley station, a roof report helps you deal with small faults before they turn into a call from a tenant. For site and facilities teams at buildings such as King Edward's School Witley, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
