About our gutter survey in Brook
Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether any overflows are doing their job. The photos show you exactly what we found. It’s an easy job to put off, but they rarely get better. We survey fascias and soffits, parapet and box gutters and eaves gutters, and common reasons people get in touch are downpipes that are split or coming away and gutters overflowing in heavy rain.
In a village or hamlet like Brook, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
We write the report in plain English, so you don’t need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put by urgency where it matters.

When you need someone else
We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:
- Gutters out of sight from each safe vantage point
- Underground drains, which need a CCTV drain survey
- Damage hidden inside walls or behind boards
If in doubt, phone 07833 053749 or email us and we will suggest the right survey before booking. The full list of what we check.

Local roofs in Brook
Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.
If you own a rental within reach of Witley station, a dated record of the roof is useful when planning maintenance across a let.

Plastic (uPVC) gutters
On plastic systems, slipped joints are one of the most common faults. The report notes every one we spot.
Box and secret gutters
Box and secret gutters often cause leaks indoors. Outlets, linings and overflows are checked as far as access allows.
Can I check my roof myself?
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
When to book a survey in Brook
Leaves are behind most blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn and the debris builds up at the outlets. A choked outlet soon means a full, overflowing gutter.
Look out for signs like these:
- Fascia boards damaged by overflowing water
- Sagging gutters and loose brackets
- Water spilling over the gutter edge
- Joints that drip after rain
For site and facilities teams at buildings like King Edward's School Witley, a written record of a large roof helps plan work for the holidays rather than in term time.

How it works
After the inspection, everything we found is written up in a report with photographs, emailed to you. As for time on site, most surveys take roughly 1–2 hours at a typical home, and longer for a large or complex roof. Cottages and farmhouses around Brook frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- First, you tell us what you’ve seen, like overflows or damp.
- The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
- We check hidden gutters, like valleys and parapets, where it is safe to see them.
- The roof space is checked for water marks if it’s safe to get into.
- You get a photo-illustrated written report and recommendations.
Before we arrive
- Keep pets inside or away from the areas we’re looking at
- Make a note of anything you’d like us to look at
- Have any paperwork from past roof work to hand
How to book
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or send us an email to find out.

Brook: your questions answered
Do you cover smaller places like Brook?
Yes. Brook is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.
Is my home in Brook listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Will you check the drains below ground?
No. We look at above-ground rainwater only down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.
How do I book a survey in Brook?
Simply phone 07833 053749 or email us with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
How much time does the visit need?
Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.
Are you structural engineers?
No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.
When does the report arrive?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

What to tell us when you contact us
There is no need for technical words. Just let us know:

- What made you get in touch
- The style of property, from a terrace to a block
- Whether there’s a loft hatch, a shared roof or tricky access
Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or send us an email.
