Landlord roof surveys in Ottershaw

Landlord roof survey in Ottershaw

With a shared roof, it is not always clear what’s wrong or where. We look at the roof from each safe vantage point including the loft and flats where access is arranged. The report records the condition of each part giving all parties the same information. We can only inspect the parts of a shared roof we’re allowed to reach. We survey rented houses, blocks of flats and converted houses, and people most frequently book us about splits and blisters in flat roof coverings and gutters overflowing onto walls.

In a smaller place like Ottershaw, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A careful look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

What we do, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two for most houses, while a commercial roof takes nearer three to four hours. You’re welcome to ask questions while we’re there. Some parts of a survey depend on the weather, so a visit to Ottershaw is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. First, we confirm the roofs and areas to be surveyed.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. The report sets out condition and recommendations to help you plan.

Shared chimney stacks

Shared stacks need everyone involved to agree work, so a clear record helps.

Party-wall upstands and parapets

We inspect the parts of a shared roof we can access, and the report says what was seen.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Legal advice on leases or service charges
  • Confirming asbestos in older roof materials
  • The structure in the way a structural engineer would assess it

If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before you book. What a survey covers and does not.

Common questions in Ottershaw

Is my home in Ottershaw listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Ottershaw within the area you cover?

Yes. Ottershaw is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Do you survey roofs shared between flats?

Yes. We inspect the parts we are given access to, as far as they can be seen safely. The report records what couldn’t be seen as well as what could.

Will you need to get into tenants’ homes?

We may do. If the roof space or a flat roof is reached through a flat, we need access to it so please give residents notice.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance.

How long does a landlord roof survey take?

A visit usually takes between one and two hours at a typical home, and more on a big or complicated roof. You’ll know roughly how long when we arrange it.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Ottershaw homes and their roofs

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first. Botleys Mansion, about 0.8 miles north, is one of the historic houses in the wider area around Ottershaw. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If you run a business near The Peacocks, a dated report on the roof is useful for planning and for any lease discussions. Anyone responsible for a site like Ottershaw Christchurch Church of England Junior School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Why act early in Ottershaw

A dated condition report is useful for the building’s records. Surveying again later shows what has changed, which suits a rolling maintenance plan. On a bungalow or cottage around Ottershaw, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Landlord roof survey starts from £150, including VAT.

Practical tips

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Make leak reporting easy for tenants
  • Don’t wait for a leak to survey the roof
  • Keep past survey reports with the building’s records
  • Deal with urgent items first

If anything in the report needs explaining, ask us. With the Standard Survey there’s a follow-up consultation and the Premium Survey an in-person one.

Make sure the loft hatch can be reached and opened so a surveyor can look inside the roof. Stored items over the hatch make checks harder.

Signs you need a landlord roof survey in Ottershaw

Reports of leaks or damp from tenants often lead to a survey. We check whether the roof or rainwater system is the likely cause, as far as can be seen.

Common reasons to book include:

  • Damaged pots and flaunching
  • Choked outlets and gutters
  • Gaps where tiles or slates have slipped
  • Ceiling stains reported by tenants

If you own a rental within reach of Chertsey station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What to check before booking

  • Whether any drone flown is registered with the CAA
  • What insurance they carry
  • Whether the roof space is looked at, where there is one
  • Whether you can ask questions once you have the report
