What we do, step by step

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. A visit to Ottershaw is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from ground level, from windows and from the roof where it’s safe to do so.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. You get a photo-illustrated written report and our recommendations.

Advice

Flat roof surveys for homes and businesses in Ottershaw

Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. We are frequently asked to look into gaps at upstands and abutments and failed seals around rooflight kerbs, on mastic asphalt, GRP fibreglass and upstands and outlets.

In smaller places like Ottershaw, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it’s covered in, and how well it was laid, decides what it needs. Ponding, splits and lifting edges are the signs to look for from a window.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What we look for on each type of roof

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. We look at seams, corners and the joints around outlets and upstands.

Flat roofs in Ottershaw

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. Botleys Mansion, about 0.8 miles north, is one of the historic houses in the wider area around Ottershaw. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

For site and facilities teams at buildings such as Ottershaw Christchurch Church of England Junior School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. For businesses in and around places such as The Peacocks, flat roofs over shops and units are easy to forget until water comes through a ceiling.

Ottershaw is about 4 miles west of Weybridge, in Surrey. If you’re in Ottershaw, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. Ottershaw is one of the places in Surrey we cover. We also survey roofs in Guildford.

How we price flat roof surveys

Prices vary from roof to roof, for these reasons:

  • The size of the roof
  • Commercial roofs and larger buildings
  • The use of thermal imaging or a drone
  • The height of the building and how the roof can safely be seen

Every price we give includes VAT. Prices start from £150, including VAT. You will know the price for your survey before booking.

Getting in touch

If you can, have these to hand when you get in touch:

  • The property’s address and postcode
  • Where water is showing inside, if it is
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Photos of the roof, taken safely from ground level or a window

Unsure which package suits your roof? It is easiest to phone 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

What we are asked to look at in Ottershaw

Many flat roof problems start at the details rather than the main surface. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. If they were rushed when the roof was laid, they’re often the first things to fail.

We’re often asked to look at:

  • Gaps at upstands and abutments
  • Blisters and bubbles in the covering
  • Edge trims that have lifted or split
  • Ponding water that doesn’t drain away

Take an older house close to Christ Church: the joins between later flat roofs and the old walls are where problems typically start.

Questions from Ottershaw

Is my home in Ottershaw listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Ottershaw?

We do. A small place gets exactly the same survey as a big one.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, backed by photographs. Anything we couldn’t see safely is noted too.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we’re allowed to reach.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when booking.

How many years has my flat roof got left?

We do not give a fixed number of years, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.

How long does the survey take?

Expect it to take between one and two hours for a house; commercial roofs usually need 3–4 hours. The written report follows by email.

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Fragile surfaces, which we don’t walk on
  • Testing older roof sheets for asbestos
  • The condition of the deck or insulation hidden under the covering

If in doubt, call 07833 053749 or drop us an email and we will recommend the right survey. What a survey covers and does not.
