How a flat roof survey works in Chertsey

If the house you are buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. You then have something specific to put to the seller or agent. If you’ve noticed leaks around rooflights and loose or cracked edge trims, a survey will tell you what’s going on, whatever the roof.

In smaller places like Chertsey, flat roofs are mostly on extensions, garages, porches and dormers. Even a small flat roof can let lots of water into the room below. Knowing the covering and how it was laid tells you what to expect from it, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What a flat roof survey doesn’t cover

It’s useful to know what a survey won’t do before booking:

  • Structural calculations, which need a structural engineer
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • The condition of the deck or insulation hidden under the covering

If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before you book. The full list of what we check.

Roofs we survey in Chertsey

  • GRP fibreglass
  • Mastic asphalt
  • EPDM rubber
  • Single-ply membranes
  • Felt flat roofs
  • Upstands and outlets

What we look for on each type of roof

Felt and built-up roofs

Many extensions, garages and dormers have a felt roof laid in layers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.

EPDM rubber

EPDM often lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. We look closely at each of those details.

FAQs for Chertsey

How do I find out if my home in Chertsey is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is Chertsey within the area you cover?

Yes, Chertsey is on our map. A small place gets exactly the same survey as a big one.

Do you survey commercial flat roofs?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. We quote bigger roofs on their size and how they’re reached, so ring 07833 053749 or drop us an email with the address.

Do you survey on Saturdays and Sundays?

Surveys run on weekdays and at weekends. To arrange a date, phone 07833 053749 or send us an email.

What types of flat roof do you survey?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. We record what the covering is and how it’s holding up.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.

Will you photograph what you find?

Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.

What you can safely check yourself

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What happens on the day

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. In a smaller place like Chertsey, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We view the roof from ground level, from windows and from the roof where it’s safe to do so.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. You get a written report with photos and our recommendations.

Why act early in Chertsey

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. A planned survey lets you budget for work rather than deal with an emergency around the business. On a bungalow or cottage around Chertsey, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Flat roof surveys in Chertsey: local notes

Historic houses like Botleys Mansion, about 1.5 miles south-west, show how far back building in the area around Chertsey goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.

For site and facilities teams at buildings such as St Anne's Catholic Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you own a rental within reach of Chertsey station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If you run a hotel or guest house in or near Chertsey, a roof problem can mean rooms out of use, so it pays to find faults before guests do.

Tips that help

Most of what helps is simple and safe from ground level. Our suggestions:

  • Keep outlets clear of leaves and moss
  • Ask contractors to protect the roof if they work on it
  • Check ceilings under the roof for damp patches
  • Note the date and type of any roof work

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.

Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.
