Chimney survey in Chertsey, Surrey
Not sure what state the chimney stack is in? We carry out chimney surveys in Chertsey and across Surrey.
- Signs that a stack is leaning
- Unused flues sealed without airflow
- Damaged chimney pots and cowls
Why get it checked now?
Before deciding what to do with a redundant stack, a survey shows how it’s doing. In a conservation area or on a listed building, changes may need permission from the council, so check with them first. Around Chertsey, a leak in an older house can soak into timbers and plaster, and that’s a much bigger job than the original defect.
Every price we give includes VAT. Chimney survey starts from £150, including VAT. You’ll know the price for your survey before you book.

Chimney surveys for homes and businesses in Chertsey
A leaning chimney stack is worth having looked at. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. If the stack looks like a structural issue, the report recommends a structural engineer. If you’ve noticed a chimney out of line and cracked or missing flaunching, we can find out what’s behind it, on brick chimney stacks, flaunching and chimney breasts alike.
Trees around homes in smaller places like Chertsey drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.
Where we can’t see part of the chimney stack, the report says so. You will know exactly what was inspected and what wasn’t.

How the survey changes by roof type
Chimney pots and cowls
Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. The survey looks for cracked, loose or missing pots and cowls.
Brick stacks
Brick stacks rely on sound pointing to keep water out. The survey looks for crumbling bricks and worn or missing mortar.
The survey, step by step
The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes an hour or two at a typical home, and longer for a large or complex roof. For a survey in Chertsey, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.
- First we talk through the stacks, their history and any problems.
- We look at every stack from wherever it can be seen safely.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- Inside, the chimney breasts and the loft are checked for damp where there is access.
- The report, with photos and recommendations, is emailed to you.
How to prepare
- Jot down any questions you want answered
- If it is not your property yet, arrange access through the agent
- Keep pets in another room

Local roofs in Chertsey
About 1.5 miles south-west lies Botleys Mansion, a reminder of how long the area around Chertsey has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Anyone responsible for a site like St Anne's Catholic Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. The streets around a church like Church of St Peter are frequently among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Tips from our surveys
Small things make a difference. Some pointers:
- Don’t use a ladder to reach the stack yourself
- Keep track of stains on chimney breasts
- Find out whether changes to a stack need permission
- Remove aerials or dishes from the stack if they’re no longer needed
Many people use the report to get quotes for the work. Because everyone is pricing the same findings, the quotes are easier to compare.
Get small mortar repairs done while they’re small. It is far simpler than rebuilding a stack later.
Chertsey: your questions answered
Do you survey roofs for landlords with property near Chertsey station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or drop us an email with the address and what you need.
Is my home in Chertsey listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
What if it rains on the day?
A survey can normally go ahead in light rain, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.
What happens after the survey?
The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Is it a problem to have an unused chimney?
A redundant chimney needs looking after like any other. If it’s capped without ventilation, damp can build up inside. Our survey records its condition and how it’s capped, so you can decide with a builder what to do.
Do you need to go on the roof to check the chimney?
Each stack is viewed from the safest viewpoints: the ground, nearby windows and higher points, and the roof space. A drone inspection is included in our Premium Survey where it applies. We note anything we couldn’t see.
How many surveys have you done?
Over 20 years and more than 5,000 surveys, across London and South East England.
Do you need a chimney survey in Chertsey?
A stack takes the weather from every direction. Frost works into cracks in the flaunching and pointing, and rain soaks into worn brickwork. People normally call us when they notice damp or a problem with the stack, or before a purchase.
Problems we come across frequently include:
- Bricks with flaking faces
- Lifted or split lead flashings
- Flaunching that has broken away
- Redundant stacks capped without ventilation
For landlords with property near Chertsey station, a dated record of the roof is useful when planning maintenance across a let.
