How a chimney survey works in Woodham

Each stack is looked at from the safest viewpoints available: from ground level, from windows and vantage points, and from the loft where there is access. With our Premium Survey, a drone inspection is included where applicable. Where part of a stack cannot be seen, the report says so. Every defect we find is photographed and described in plain words. Common reasons to book are worn or missing pointing and lifted or split lead flashings, on chimney breasts, flaunching and chimney pots and cowls.

In a smaller place like Woodham, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A close look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.

The report is written in plain words, so you do not need to be a roofer to follow it. Photos show what each point refers to, with the urgent items made clear.

Woodham questions

Can a landlord with a rental near West Byfleet station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or use the contact form with the address and what you need, and we’ll talk through which survey suits.

Is Woodham within the area you cover?

Yes, Woodham is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How much does a chimney survey cost in Woodham?

Chimney survey starts from £150, including VAT. You will know the exact price before booking, based on the roof’s size, access and package. To get a price, ring 07833 053749 or email us.

What happens after the survey?

You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

How experienced are you?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

Can I check my roof myself?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

How it works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. Most surveys take roughly 1–2 hours for most houses, though large, tall or awkward roofs take more time. In a smaller place like Woodham, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

Advice

Chimney surveys in Woodham: local notes

Historic houses such as Botleys Mansion, about 2.2 miles north-west, show how far back building in the area around Woodham goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you own a rental within reach of West Byfleet station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a building like Fullbrook School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. The streets around a church like Church of St John the Baptist are frequently among the oldest in a place, and if yours is one of the older homes nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What a chimney survey does not cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Hidden sides of a shared stack
  • Flue inspections or sweeping
  • What’s inside the brickwork or behind render, without opening up

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What our survey covers.

What this survey covers

  • Chimney breasts
  • Shared and party-wall stacks
  • Chimney pots and cowls
  • Lead flashings
  • Brick chimney stacks
  • Flaunching

Why act early in Woodham

If you are buying, find out about the stacks before you exchange. Once you’ve exchanged, the work is down to you. A report gives you something specific to put to the seller. In a smaller place like Woodham, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Wind gets under it and lifts more.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Check your stacks from the ground after strong winds
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Book a sweep for flues that are in use
  • Keep track of stains on chimney breasts

If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it is on, as far as we could see.

Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.
