Chimney surveys for homes and businesses in Sheerwater
Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. A survey finds these problems and records them with photos. Common reasons to book are mortar washing out of the joints and staining on walls around the chimney, across brick chimney stacks, chimney pots and cowls and lead flashings.
Older buildings in small places like Sheerwater may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.
Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. You’ll see the good as well as the bad.

How it works
A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. Most visits take roughly 1–2 hours at a house, as part of a look at the roof around the stack. For a village or hamlet like Sheerwater, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.
- You let us know whether any stacks are shared, unused or leaning.
- We check the roof around each stack, including the flashings.
- We look at the flaunching and pots on every stack.
- We note the brickwork, pointing and any sign of leaning.
- The report explains the condition and which work is most urgent.
Preparing for the visit
- For a flat or shared roof, check access with whoever owns or manages the building
- Let us know about parking near the property
- Point out any leaks or damp patches

Practical tips
These tips come from what we see on roofs every week:
- Leave close inspection to people with safe access
- Keep the report to compare against at the next survey
- Make sure fixings on the stack are secure
- Note any damp on chimney breasts and when it appears
With a shared stack, the report can help when talking to next door. The photos show the problem and which side it is on, as far as we could see.
Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Less load on the stack means less strain in wind.
Local roofs in Sheerwater
Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. With Botleys Mansion about 2.8 miles north, Sheerwater sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
If you look after a building such as Broadmere Primary Academy, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live in an older home near St. Michaels Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Sheerwater questions
I let a flat near West Byfleet station. Can you check the roof?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Will you come out to Sheerwater?
Yes. Sheerwater is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
Is a leaning chimney dangerous?
A leaning stack should be looked at. Our survey notes how it looks and the condition of the bricks and joints, and if it may be a structural issue, we recommend a structural engineer.
What does a chimney survey cover?
Every part of the stack we can see from safe positions: from the pots and flaunching down to the flashings. We also note leaning, redundant stacks and damp inside.
Do you inspect the flue?
No. It is not a flue, sweep or gas safety inspection. We check the structure and weathering of the stack and any damp and flag anything that suggests the flue needs a look.
How much is a survey?
Our price is from £150, including VAT. You’ll know the exact price before booking. For a price, phone 07833 053749 or drop us an email.
Does this replace a RICS home survey?
No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
DIY checks: what’s safe
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.
What we’re asked to look at in Sheerwater
Flashings seal the gap where a stack passes through the roof. With age they can lift, split or come away from the joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead is also a target for theft.
Most people get in touch after spotting one of these:
- Worn or missing pointing
- Lifted or split lead flashings
- Disused chimneys trapping moisture
- Damp patches on chimney breasts
Trees in and around White Rose Lane shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.
Questions to ask before booking
