Chimney survey in Horsell

Damp on a chimney breast can have several causes. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. That points the work in the right direction. If you’re worried about gaps in the mortar around the pots and flashings pulling away from the stack, a survey will tell you what’s going on.

In a smaller place like Horsell, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are typically where the work is. Nails and battens under older coverings frequently give out before the slates or tiles themselves.

If any part of the chimney stack couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Do you need a chimney survey in Horsell?

Removing a chimney breast inside can leave questions about how the stack is supported. We record what we can see in the loft and outside, and recommend a structural engineer where support is in question.

Signs worth acting on include:

  • Flashings pulling away from the stack
  • Damp on a chimney breast inside
  • Damaged chimney pots and cowls
  • Eroded joints in the brickwork

If you look after a building like Woking High School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

  • Which limits apply to the survey
  • What follow-up you get after the report

What a good roof survey covers

What happens if roof problems are left?

If a stack seems to lean, do not leave it. Our survey records it and says when a structural engineer should look at it, so you can decide what to do next. In a smaller place like Horsell, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Wind gets under it and lifts more, and water follows.

Chimney survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes between one and two hours at a typical home; commercial roofs usually need 3–4 hours. With a bit of garden around a house, as there often is around Horsell, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can safely be seen.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photographs and recommendations, is emailed to you.

Before we arrive

  • Tell us where we can park nearby
  • Note where any stains or damp appear
  • Have keys ready for side gates, garages or roof access doors

Advice

Your questions about chimney surveys in Horsell

Do you survey roofs for landlords with property near Woking station?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Does a conservation area affect roof work in Horsell?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What does a chimney survey cover?

Every part of the stack we can see from safe positions: from the pots and flaunching down to the flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.

Do you survey on Saturdays and Sundays?

We carry out surveys on weekdays and at weekends. To arrange a date, ring 07833 053749 or drop us an email.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Should I worry about a leaning stack?

Have it checked rather than leaving it. Leaning frequently comes from mortar breaking down unevenly. We record its condition with photos, and a structural engineer can confirm whether it is stable.

Do you inspect the flue?

No. We survey the stack and its weathering, not the flue. For the flue, you will need a sweep or, for gas, a Gas Safe registered engineer.

Local roofs in Horsell

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Botleys Mansion about 3.3 miles north, Horsell sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a shop, office or commercial unit, for example near The Peacocks, a dated report on the roof is useful for planning and for any lease discussions. Living close to Milford Green and Coxhill Green is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

Chimney pots and cowls

Damaged pots are a safety concern as well as a leak risk. We record their condition with photographs.

Chimney breasts and the loft

Where a breast has been taken out, we look at what supports the stack. Confirming the support is a job for a structural engineer.

What affects the price in Horsell

Several things affect the price of a survey:

  • Commercial roofs and larger buildings
  • How big the roof is
  • How many separate roofs there are, such as extensions, dormers and garages
  • Building height and the viewpoints available

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Chimney survey starts from £150, including VAT.

Getting in touch

What helps most when you contact us:

  • Any stains, drips or damp patches you’ve seen indoors
  • Where the property is, with the postcode
  • The type of building and roof, like pitched or flat
  • Pictures of the roof from a safe spot, if you have them

Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or drop us an email to find out.

Before and after the survey

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Check your stacks from the ground after strong winds
  • Note any damp on chimney breasts and when it appears
  • Make sure unused flues are capped with ventilation
  • Do not use a ladder to reach the stack yourself

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Look at your chimneys from the ground now and then, particularly after strong winds. With binoculars, you can often see cracked flaunching or lifted lead.
