How a chimney survey works in Goldsworth Park

Chimney stacks take more weather than almost any other part of a house. In time, flaunching cracks, mortar washes out and flashings come loose. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. We record what we find with photographs and recommendations. Typical surveys look at bricks with flaking faces and unused flues sealed without airflow, across chimney pots and cowls, shared and party-wall stacks and brick chimney stacks.

Trees around homes in smaller places like Goldsworth Park drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Goldsworth Park: your questions answered

Is my home in Goldsworth Park listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

I let a flat near Woking station. Can you check the roof?

Yes, rented property is part of what we cover. You can phone 07833 053749 or use the contact form with the address and a few details, including who will give access on the day.

What does the report include?

It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too.

What happens after the survey?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Do you climb onto every roof?

Only when it’s safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed.

Is it a structural engineer’s report?

No. We are experienced roof surveyors, and visible signs like sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

What if it rains on the day?

Light rain is normally fine; heavy rain and wind are different. In strong wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.

What a chimney survey doesn’t cover

In fairness, a roof survey has limits:

  • Structural calculations for a leaning stack
  • Whether the flue is safe to use
  • Whether a gas appliance or its flue is safe

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What our survey covers.

What we look at

  • Brick chimney stacks
  • Shared and party-wall stacks
  • Lead flashings
  • Chimney breasts
  • Chimney pots and cowls
  • Flaunching

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Remove aerials or dishes from the stack if they’re no longer needed
  • Leave close inspection to people with safe access
  • Note any damp on chimney breasts and when it appears
  • Check your stacks from ground level after strong winds

The report is emailed to you, ready to share with a roofer or builder. Each defect is described in plain words and shown in a photo, so it is easy to follow.

Have worn pointing and cracked flaunching dealt with early. It is far simpler than rebuilding a stack later.

DIY checks: what’s safe

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book.

Why get it checked now?

A leaning stack should be looked at sooner rather than later. We record its condition and recommend a structural engineer where needed, so you know where you stand. Tradespeople may need to travel further to a smaller place like Goldsworth Park, so it helps to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

How the survey works

Once we have finished looking, we write up our findings in a report with photos. As for time on site, it normally takes between one and two hours for most homes, a little longer where there are several stacks. Being in a smaller place like Goldsworth Park does not change how the visit works: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can be seen safely.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photographs and recommendations, is emailed to you.

Before the survey

  • Let us know about any leaks, stains or damp patches you know of
  • Check pets are kept safely away
  • Leave a clear route to the loft

Chimney surveys around Goldsworth Park

Historic houses such as Botleys Mansion, about 4.4 miles north-east, show how far back building in the area around Goldsworth Park goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first.

The streets around a church such as Church of St Andrew are frequently among the oldest in a place, and if your house is among the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. Take a building like Goldsworth Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live near a park such as Milford Green and Coxhill Green, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.
