Chimney survey in Old Woking: what you get

We inspect chimneys from wherever they can safely be seen: the ground, nearby windows and higher points, and the loft space where it is safe. A drone inspection is part of our Premium Survey where it applies. If we cannot see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. We survey chimney breasts, brick chimney stacks and chimney pots and cowls, and common reasons people get in touch are loose, cracked or missing pots and worn or missing pointing.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

If any part of the chimney stack couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Local roofs in Old Woking

With Byfleet Manor about 3.8 miles north-east, Old Woking sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Take a building like Kingfield Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near Woking station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

FAQs for Old Woking

Can a landlord with a rental near Woking station book a roof survey?

Yes, landlords and letting agents book with us as well as owners. Just ring 07833 053749 or email us and let us know about the building.

Is Old Woking within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Do you survey on Saturdays and Sundays?

Surveys run on any day of the week. To arrange a date, phone 07833 053749 or email us.

Do you climb onto every roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.

Do you need to go on the roof to check the chimney?

We use safe viewpoints rather than climbing onto the stack. Where it applies, our Premium Survey adds a drone inspection for a closer view. Any area we couldn’t view is noted.

When does the report arrive?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know when booking.

Will you fly a drone over my roof?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • What’s inside the brickwork or behind render, without opening up
  • Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
  • Flue inspections or sweeping

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before you book. The full list of what we check.

What we check

  • Shared and party-wall stacks
  • Flaunching
  • Chimney breasts
  • Lead flashings
  • Chimney pots and cowls
  • Brick chimney stacks

How it works

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. The survey usually takes roughly 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. Rural addresses near Old Woking can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. We inspect each stack from safe viewpoints outside.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. We send a written report with photos, the defects found and what we recommend.

Before the survey

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Make sure pets are kept safely away
  • Have any paperwork from past roof work to hand

Advice

Surveys for landlords and agents in Old Woking

We survey roofs for landlords and agents as well as householders. A written report with photos gives you a clear record of the chimney stack.

Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant ahead of time.

Roof by roof

Brick stacks

Spalled bricks, where the face has flaked off, are a sign of water and frost. Any spalling is noted with photos.

Flaunching

Cracked flaunching is one of the most common chimney defects we record. It is typically a modest repair when it’s caught early.

Leave it or get it looked at?

If a stack seems to lean, don’t leave it. We record its condition and recommend a structural engineer where needed, so you know where you stand. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

When to book a survey in Old Woking

The flaunching on top of a stack holds the pots in place and sheds water. Cracked flaunching lets water in, and each winter makes it worse. In time, the pots can become loose.

A survey makes sense if you’ve noticed:

  • Flaunching that has broken away
  • Damp on a chimney breast inside
  • Lifted or split lead flashings
  • Bricks with flaking faces

Trees in and around White Rose Lane shed leaves that can end up in nearby gutters.

Before booking any roof surveyor

  • Whether the loft space is looked at, where there is one
  • What the survey won’t cover
  • What experience they bring
  • Their drone registration, if they fly one
