How a chimney survey works in Row Town

On terraced and semi-detached houses, a chimney stack is frequently shared with next door. We look at everything that’s safely in view and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. Everything is written up with photos and what we recommend. We survey lead flashings, brick chimney stacks and shared and party-wall stacks, and people most often book us about staining on walls around the chimney and disused chimneys trapping moisture.

Trees around homes in smaller places like Row Town drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. It’s the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

Nothing in the report is left vague: where something needs attention, it says so plainly.

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What we’re asked to look at in Row Town

Removing a chimney breast inside can leave questions about how the stack is supported. We record what we can see in the loft and outside, and recommend a structural engineer where support is in question.

These are some of the problems a survey can pick up:

  • Cracked or missing flaunching
  • Worn or missing pointing
  • Spalled or crumbling bricks
  • Loose, cracked or missing pots

If you look after a shop, office or commercial unit, for example near The Peacocks, a roof report helps plan work around trading rather than after a leak.

What to check before booking

  • What exactly goes into their report
  • How much experience they have with roofs like yours
  • Which parts of the roof they’ll actually see
  • What insurance they carry

Practical tips

Most of what helps is simple and safe from the ground. Our suggestions:

  • Keep track of stains on chimney breasts
  • Have the flue swept and checked if you use the fire
  • Look at the chimneys with binoculars after a storm
  • Make sure unused flues are capped with ventilation

After the visit, we write up the report with photos of each stack. It explains the condition of each part of the stack and any damp inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.

How we price chimney surveys

A few things affect what a survey costs:

  • Which survey package you book
  • Commercial roofs and larger buildings
  • Height and safe access
  • If the survey needs thermal imaging or a drone

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and the package you choose.

Booking your survey

To price your survey accurately, we’ll ask about:

  • Where the property is, with the postcode
  • The kind of building and roof involved
  • Anything about access we should know
  • Pictures of the roof from a safe spot, if you have them

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or email us.

Row Town: your questions answered

Does a conservation area affect roof work in Row Town?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you come out to Row Town?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Is this an asbestos survey?

No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

Should a redundant chimney be removed?

There is no single answer. The survey shows its condition and how it’s been capped. In a conservation area or on a listed building, changes may need consent.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Let us know your preferred days when you book.

Will you go up on the roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest.

How it works

Once we’ve finished looking, we write up our findings in a report with photographs, emailed to you. On timing, it typically takes about 1–2 hours at most homes, and about three to four hours for a commercial roof. Homes around Row Town frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. We check the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Before we arrive

  • Leave a clear route to the loft
  • Check pets are kept safely away
  • Dig out any old roof reports or invoices

Advice

Chimney surveys around Row Town

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first. Botleys Mansion, about 1.4 miles north-west, is one of the historic houses in the wider area around Row Town. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If you live near a park such as Woburn Park, or anywhere with mature trees, autumn leaves can block gutters and valleys. The streets around a church such as St Paul's are frequently among the oldest in a place, and if you own one of the older houses nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.
