FAQs for Row Town

I let a flat near Addlestone station. Can you check the roof?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Is my home in Row Town listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you use drones?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

Will you walk on the roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.

How long does a gutter survey take?

It usually takes between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. You will know roughly how long when we arrange the visit.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Can a gutter survey explain damp on my walls?

Overflowing gutters often lead to damp walls, and the survey looks for that. If the cause looks like something else, the report says so, based on what we can see.

Gutter surveys for homes and businesses in Row Town

Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether overflows are working. Photos show each problem clearly. It is an easy job to put off but it rarely improves. We are often asked to look into gutters full of debris and silt and soffits marked by water, on eaves gutters, outlets and hoppers and fascias and soffits.

In a smaller place like Row Town, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

What we cannot see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Pipes below ground level
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Hidden sections we cannot view safely

If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.

Roof types and parts we check

  • Outlets and hoppers
  • Fascias and soffits
  • Valley gutters
  • Downpipes
  • Eaves gutters
  • Parapet and box gutters

Before and after the survey

Most of what helps is simple and safe from the ground. Our suggestions:

  • Get trees that overhang the gutters trimmed
  • Check for spilling water in a downpour
  • Leave gutter checks at height to someone equipped for it
  • Check that downpipes are firmly fixed to the wall

If anything in the report is not clear, ask us. With the Standard Survey there is a follow-up consultation, and the Premium Survey includes an in-person consultation.

Get the gutters cleared every year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

The survey, step by step

On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen, from the ground, from windows, in the roof space and by drone where it applies. The survey typically takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Parking around Row Town is normally easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can frequently be seen well from ground level, and the loft shows the rest.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. You get a written report with photos and recommendations.

Before we arrive

  • Keep pets inside or away from the areas we’re looking at
  • If the roof is shared, arrange access with whoever manages the building
  • Gather any invoices or paperwork from past roof work

Book a survey

Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or drop us an email to find out.

What affects the price in Row Town

Prices vary from roof to roof, for these reasons:

  • Features like valleys, chimneys, dormers and parapets
  • The size of the roof
  • The height of the building and how the roof can be seen safely
  • Whether thermal imaging or a drone is needed

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

What to let us know when you get in touch

We’ll typically ask about:

  • Pictures of the roof from a safe spot, if you have them
  • Where the property is, with the postcode
  • Any stains, drips or damp patches you’ve seen indoors
  • The style of property, from a terrace to a block

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or email us.

What a gutter survey looks like in Row Town

In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses like Botleys Mansion, about 1.4 miles north-west, show how far back building in the area around Row Town goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you own one of the older houses in the streets near St Paul's, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Trees in and around Woburn Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Row Town is about 3 miles west of Weybridge, in Surrey. If you’re in Row Town, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. Our area takes in places right across Surrey, large and small. We also survey roofs in Guildford.

What we are asked to look at in Row Town

A good many tiled and slate roofs carry moss, and heavy rain washes clumps of it into the gutters. Mixed with grit from the roof, it settles as silt that holds water in the gutter and lets weeds take root.

Things that often lead to a survey include:

  • Gutters packed with leaves or moss
  • Valley or box gutters that overflow inside
  • Leaking or loose downpipes
  • Soffits marked by water

If you look after a shop, office or commercial unit, for instance near The Peacocks, a roof report helps plan work around trading rather than after a leak.

What to expect from a roof survey

Leave it or get it looked at?

Water spilling from a gutter runs down and soaks the wall below. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now normally keeps the fix smaller. Around Row Town, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

Gutter survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we will tell you which fits.
