Thermal roof surveys for homes and businesses in Row Town
Thermal imaging works best in the right conditions. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, wind and cloud can all make the patterns weaker. We talk through the forecast when booking, and our report notes the conditions and how they affected what we saw. Typical surveys look at possible trapped moisture under a flat roof covering and cold areas below the roof, across loft conversions, ceilings below the roof and pitched roof slopes.
In smaller places like Row Town, many homes are bungalows and houses with roofs you can partly see from ground level. The parts you can’t see, such as rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. The forecast decides the day. Close-up images frequently show wear on ridges, verges and flashings that can’t be judged properly from ground level.
Nothing in the report is left vague: if work is needed, the report says so clearly.

Do you need a thermal roof survey in Row Town?
Flat roofs that have leaked for a while can have wet insulation under the covering. Knowing how much of the roof is affected helps decide between a local repair and more. A thermal survey, checked with moisture readings, can give a much clearer picture.
Here are some of the things we see often:
- Water getting in at parapets and stacks
- Wet insulation beneath the membrane
- Damp that repairs haven’t cured
- Moisture around outlets and upstands
For an older house near a landmark such as St Paul's, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
Choosing a roof surveyor
- Whether the price includes VAT
- Whether any drone flown is registered with the CAA
- What the report includes, and whether it has photos
- What the survey won’t cover
How it works
Safety comes first on every visit. We inspect what can be seen safely, and anything we cannot see is noted in the report. The survey usually takes about one to two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. For a survey in Row Town, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.
- First we discuss the roof, any damp and the forecast for the visit.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- Each image is set beside a normal photo and explained in the report.
Getting ready for the survey
- Keep pets inside or away from the areas we’re looking at
- Leave a clear route to the loft
- Find any records of previous roof work

Drones, thermal imaging and Row Town roofs
About 1.4 miles north-west lies Botleys Mansion, a reminder of how long the area around Row Town has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.
Anyone responsible for a site like Holy Family Catholic Primary School will know that big roofs are where photos from the air and thermal images show the most at once. Shop and office owners around The Peacocks may find that big, flat commercial roofs are where photos from the air and thermal images help most.

Why it’s worth a survey now in Row Town
Heat lost through a roof costs money every winter. Thermal images can show where insulation is missing or has slipped, so you know where to put things right. In a smaller place like Row Town, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Each storm lifts it a little further.
Prices start from £400, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and which survey you book.

- Whether the deck or roof structure is strong enough
- An energy rating for the building
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before you book. What our survey covers.
What we look at
- Insulated roof spaces
- Loft conversions
- Flat roofs
- Pitched roof slopes
- Ceilings below the roof
- Commercial roofs
DIY checks: what’s safe
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
Row Town: your questions answered
Is my home in Row Town listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Will you come out to Row Town?
Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.
Can you give me structural calculations?
No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
Can you survey at the weekend?
Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when you book.
Can a thermal camera see water?
Thermal imaging shows temperature rather than water. Because wet insulation holds heat for longer, it can show as a different temperature, but we check each finding with moisture readings.
Is this an asbestos survey?
No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Will you photograph what you find?
Yes. Photos are taken throughout the survey, and they go into the written report alongside our recommendations.
