What we can’t see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • Roof areas we weren’t given access to
  • The rest of the building, as a RICS Level 2 or 3 survey would

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

Roofs we survey in Row Town

  • Gutters and downpipes
  • Rented houses
  • Converted houses
  • Shared roofs
  • Blocks of flats
  • Flat roofs on blocks

Landlord roof survey in Row Town

We check the same things on a let roof as on any other: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the loft space. Flat roofs over blocks, rear additions and garages are covered too when they’re in the agreed scope. We also look at chimneys, parapets and party-wall upstands where it is safe to see them and the loft where access is safe. Common reasons to book are slipped or missing slates and tiles and failed flashings at walls and chimneys, on gutters and downpipes, converted houses and flat roofs on blocks.

Trees around homes in smaller places like Row Town drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Prices for landlord roof surveys in Row Town

Prices always include VAT. What changes the price is:

  • Any need for thermal images or a drone flight
  • How many separate roofs there are, such as extensions, dormers and garages
  • The package you choose: Basic, Standard or Premium
  • How complicated the roof is, with its valleys, chimneys and parapets

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We can help you choose the package that fits what you’d like to know.

What to let us know when you get in touch

Before you get in touch, it helps to have:

  • Dates you are working to, like exchange
  • How the loft is reached, if there is one
  • The kind of building and roof involved
  • Any marks or damp showing indoors

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or use the contact form.

The survey, step by step

We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. Being in a smaller place like Row Town does not change how the visit works: we look from ground level, from windows, from the loft and from the roof where it is safe. It’s useful to show us anything you’ve already noticed.

  1. We agree which roofs and which parts of the building are included.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. The roofs are inspected from the ground, vantage points, the loft space and the roof where it’s safe.
  4. Defects are photographed and their urgency noted.
  5. You get a written condition report to help plan maintenance.

How to prepare

  • Clear the way to the loft hatch
  • If the roof is shared, arrange access with whoever manages the building
  • Have keys ready for side gates, garages or roof access doors

Row Town homes and their roofs

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Botleys Mansion about 1.4 miles north-west, Row Town sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

Anyone responsible for a site like Holy Family Catholic Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Homes near green spaces such as Woburn Park can get more leaves in their gutters in autumn.

Row Town: your questions answered

Does a conservation area affect roof work in Row Town?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Row Town?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Do you test for asbestos?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Can you survey a shared roof on a terrace or converted house?

Yes, shared roofs are a common request. We can only inspect neighbouring parts from where we are allowed to be and we’ll say so.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you get in touch and we will explain what’s needed.

What’s the best way to book?

To book, ring 07833 053749 or use the contact form and tell us the address and what you want to find out. We will confirm the price and find a day that suits.

Tips that help

These tips come from what we see on roofs every week:

  • Hold on to old reports to compare later
  • Get legal advice on lease responsibilities
  • Make sure the roof space can be accessed
  • Keep roof outlets and gutters clear

We do not advise on leases or who should pay. Our report sets out the roof’s condition to help those discussions.

Keep the roof space accessible so a surveyor can look inside the roof. Clutter around the hatch slows things down.

What we are asked to look at in Row Town

A roof nobody lives directly under can be easy to overlook. Minor faults can go unseen until a tenant reports a leak, by which point the damage has spread.

A survey makes sense if you’ve noticed:

  • Missing or loose roof coverings
  • Leaks into upper flats
  • Loose ridge or hip tiles
  • Gutters overflowing onto walls

Landlords with a home close to Addlestone station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Before booking anyone

  • Which viewpoints they use to see the roof
  • What the report includes, and whether it has photos
  • Whether VAT is in the quoted price
  • Their report turnaround times
