Independent thermal roof surveys in Lyne

Thermal roof survey in Lyne

On a flat roof, wet insulation holds heat longer than dry insulation. That means a wet area can show up as a different temperature from the rest of the roof. This can give an idea of how far water has travelled beneath the membrane, something you can’t normally tell from the surface. Moisture readings are then used to check what the camera suggests. Typical surveys look at damp patches with no obvious cause and water that travels before it shows, on pitched roof slopes, ceilings below the roof and loft conversions.

Villages like Lyne often stand in open country, where wind can be strong. A small drone cannot fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Lyne questions

Do you cover smaller places like Lyne?

Yes. Lyne is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when booking.

Can you fly a drone over a roof in Lyne?

Usually it comes down to two things: the airspace at the address and the weather. Lyne is about 3 miles from Fairoaks Airport, so the Drone Safety Map is checked for restrictions around it before we fly. The flight also waits for calm, dry weather.

What do I do with the report?

You’ll get the report by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Does thermal imaging detect leaks directly?

Thermal imaging shows temperature rather than water. Because wet insulation holds heat for longer, it can show as a different temperature, but we check each finding with moisture readings.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

Drones, thermal imaging and Lyne roofs

About 1 mile south lies Botleys Mansion, a reminder of how long the area around Lyne has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Many roofs like these cannot be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.

If you live in an older home near Church of Holy Trinity, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. If you look after a building such as Lyne and Longcross CofE Aided Primary School, a drone or thermal camera can show a large roof in a single visit.

Lyne is about 3 miles south of Egham, in Surrey. In Lyne, as across Surrey, every roof gets the same careful survey. Across Surrey, we cover Lyne. Guildford is in our area too.

Postcode districts we cover here for thermal roof surveys: KT16. Streets in the area include Almners Road, Pantiles Close and Lyne Lane, and we cover them all. We also cover Chertsey (1 mile east), Trumps Green (2 miles west), Ottershaw (2 miles south), Stonehill (2 miles south-west) and Row Town (2 miles south-east). Further out, we also cover Guildford (10 miles south), Woking (5 miles south), Camberley (9 miles south-west), Epsom (12 miles east), Ewell (12 miles east) and Egham (3 miles north).

The survey, step by step

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take about 1–2 hours for a house; commercial roofs usually need 3–4 hours. Somewhere like Lyne needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • Buyers: confirm access with the estate agent or seller
  • If the roof is shared, arrange access with whoever manages the building

Booking a survey

Our price is from £400, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or email us to find out.

Advice

What this survey cannot tell you

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • Proving moisture from the images alone
  • A formal energy assessment
  • Reliable images in rain, strong wind or on a wet roof surface

If in doubt, call 07833 053749 or email us and we’ll recommend the right survey before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Pitched roof slopes
  • Flat roofs
  • Insulated roof spaces
  • Commercial roofs
  • Loft conversions
  • Ceilings below the roof

Practical tips

A little preparation and a few simple habits help. Some pointers:

  • Use the report as a baseline for later checks
  • Photograph damp patches with the date
  • Do not climb onto the roof to look for leaks yourself
  • Keep the heating on as usual before a heat loss survey

Buyers can use the findings when talking to the seller or agent. It’s your decision how to use it, whether you ask for work before completion or discuss the price.

Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.

What a survey costs

Prices vary from roof to roof, for these reasons:

  • House, block, shop or office
  • The number of roofs, including extensions and garages
  • Features like valleys, chimneys, dormers and parapets
  • Roof area

For a price for your roof in Lyne, call 07833 053749 or drop us an email and tell us about the roof. We will confirm the figure before booking.

Getting in touch

You do not need to know any roofing terms. It is enough to let us know:

  • Where any leaks, stains or damp patches show inside
  • When you need the report by
  • Photos of the roof, taken safely from the ground or a window
  • How the loft is reached, if there is one

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or send us an email.

Can I check my roof myself?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Different roofs, different checks

Parapets, valleys and junctions

Junctions where roofs meet walls, parapets and valleys are common places for water to get in. Thermal imaging can help show damp patterns around them.

Pitched slate and tile roofs

Inside the loft space, thermal images can help with damp around stacks, valleys and roof windows. Findings are checked with moisture readings.
