Drone roof survey in Lyne: what you get

Every flight starts with an airspace check. Near protected airports like Heathrow, Gatwick, Stansted and Luton, flight restriction zones mean permission is needed first. Central London has restricted areas of its own, which need NATS permission. If permission isn’t given, we inspect by other means and explain why. Prisons have their own drone restriction zones too. Typical surveys look at cracked flaunching or loose chimney pots and cracked mortar along the ridge, on tall and steep roofs, fragile roofs and chimney stacks.

In a village or hamlet like Lyne, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you can’t get from the ground. Both the forecast and the airspace are checked first, and the journey is planned ahead of time. Steep slopes and tall chimney stacks are where a close-up view adds the most.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Why act early in Lyne

It’s hard to plan maintenance for a roof nobody has looked at. Our report shows the condition of each area, with recommendations prioritised by urgency where relevant. You can tackle the urgent items first. Where a roof is exposed, as many are in small places like Lyne, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Why book us in Lyne

  • Covered by professional indemnity and public liability insurance
  • An independent look at the roof
  • Over 20 years’ experience
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID

Checking the roof from the ground

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

What you can’t do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

How the survey changes by roof type

Steep slate and tile slopes

On slate roofs, slipped slates often point to corroded nails. We can see the extent of it from above.

Valleys and parapet gutters

A butterfly roof drains to a central valley gutter. You can’t see it from the street at all, but a drone shows it clearly.

What a drone roof survey doesn’t cover

In fairness, there are limits to any roof survey:

  • Structural calculations (that is a structural engineer’s job)
  • A flight on a day when the weather is not safe
  • Flying in a flight restriction zone without the airport’s permission

If in doubt, ring 07833 053749 or send us an email and we’ll suggest the right survey before you book. What a survey covers and doesn’t.

What this survey covers

  • Fragile roofs
  • Valleys and parapet gutters
  • Tall and steep roofs
  • Flat roofs on upper floors
  • Chimney stacks
  • Large and complex roofs

How it works

Every roof is different; as a rough guide, the survey takes about one to two hours for a house, though large, tall or awkward roofs take more time. You are welcome to ask questions while we are there. Older rural homes like those around Lyne can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We start with the address and what you’d like checked.
  2. We check the airspace and seek any permission needed.
  3. On the day, we check the wind, weather and site before flying.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. We email the report with close-up photos and recommendations.

Getting ready for the survey

  • Tell us where we can park nearby
  • Have keys ready for side gates, garages or roof access doors
  • Gather any invoices or paperwork from past roof work

Airspace, weather and Lyne roofs

Lyne is about 3 miles from Fairoaks Airport, so the Drone Safety Map is checked for restrictions around it before we fly. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help.

Take a building like Lyne and Longcross CofE Aided Primary School: a drone or thermal camera can show a large roof in a single visit. If you live in an older home near Church of Holy Trinity, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Historic houses such as Botleys Mansion, about 1 mile south, show how far back building around Lyne goes. Older roofs nearby can be steep and hard to see from the ground, and a survey by drone or thermal camera does not touch the roof itself.

Lyne is about 3 miles south of Egham, in Surrey. We visit Lyne as part of our work across Surrey, for homes and businesses alike. Our Surrey coverage includes Lyne. For surveys nearby, see our Guildford page.

All of KT16 is covered for drone roof surveys, from the main roads to the quietest streets. That includes homes and businesses on Almners Road, Pantiles Close and Lyne Lane. We also cover the places around Lyne: Chertsey (1 mile east), Trumps Green (2 miles west), Ottershaw (2 miles south), Stonehill (2 miles south-west) and Row Town (2 miles south-east). Larger places within reach include Guildford (10 miles south), Woking (5 miles south), Camberley (9 miles south-west), Epsom (12 miles east), Ewell (12 miles east) and Egham (3 miles north).

Near you in Lyne

Well-known places in the area include Spelthorne Museum (3.3 miles north) and St. Peter's Hospital (0.8 miles south-east). For a walk, there’s St Ann's Hill and St Ann's Lake.

What affects the cost of drone roof surveys

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • Whether you choose the Basic, Standard or Premium Survey
  • Whether thermal imaging or a drone is needed
  • The roof’s overall size
  • The shape of the roof and its details

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.

What to tell us when you contact us

Here’s what helps us most when you contact us:

  • Any photos you have, taken from the ground or a window
  • Any marks or damp showing indoors
  • The address and postcode of the property
  • Whether there’s a loft hatch, a shared roof or tricky access

If you’re buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or use the contact form when you’re ready.

Lyne: your questions answered

Will you come out to Lyne?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Does a conservation area affect roof work in Lyne?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you hold CAA registration for the drone?

Yes. We hold both a CAA Flyer ID and an Operator ID. The drone we use weighs under 250g.

Will the drone show what’s under the tiles?

No. It sees only the outer surfaces. Leaks, damp timbers and condensation often show first from inside, so we inspect the loft space as well where access is safe.

What happens after the survey?

The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

How long does a drone roof survey take?

Typically, it takes an hour or two at most homes, with bigger or more complicated roofs taking longer. Pre-flight checks of the site and the weather are part of that.

How do I book a survey in Lyne?

Just call 07833 053749 or send us an email with the address. We will ask a few questions, confirm the price and agree a date, weekday or weekend.
