About our flat roof survey in Lyne
Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. Typical surveys look at edge trims that have lifted or split and pools of water lying on the roof, on GRP fibreglass, upstands and outlets and EPDM rubber.
Somewhere as small as Lyne, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

How it works
The visit has one job: to look at the flat roof as closely as is safe and record what we find. Notes and photographs go into the written report. It typically takes about 1–2 hours for a house, with bigger or more complicated roofs taking longer. Somewhere like Lyne needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We view the roof from ground level, from windows and from the roof where it’s safe to do so.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Inside, we look for damp and staining under the roof where there’s access.
- We send a written report with photos, the defects we found and what we recommend.
Before the survey
- Have any questions written down, so nothing gets missed
- For a flat or shared roof, check access with the building owner or managing agent
- If you’re buying, let the agent know when we are coming

Advice
Flat roofs in Lyne
Botleys Mansion, about 1 mile south, is one of the historic houses in the wider area around Lyne. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.
For site and facilities teams at buildings like Lyne and Longcross CofE Aided Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. If you let a flat or house near Chertsey station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

How the survey changes by roof type
Single-ply membranes
Single-ply relies on its welded laps staying sound. We look at seams, corners and the joints around outlets and upstands.
GRP fibreglass
A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. We look for cracks at board joints, around trims and at upstands.
Do you need a flat roof survey in Lyne?
The details are often where a flat roof lets go first. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. If they were rushed when the roof was laid, they’re frequently the first things to fail.
Things that frequently lead to a survey include:
- Blocked or damaged outlets
- Gaps at upstands and abutments
- Blisters and bubbles in the covering
- Water getting in at rooflights
If yours is one of the older homes in the streets near Church of Holy Trinity, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.
Questions to ask before you book

Your questions about flat roof surveys in Lyne
Do you carry out roof surveys in Lyne?
Yes, Lyne is one of the places we work. The survey and report are the same in Lyne as anywhere else.
Will you come out to Lyne?
Yes, Lyne is on our map. Villages and rural addresses get the same survey as a town house.
How experienced are you?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
Can you give me structural calculations?
No. Visible signs like deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.
What if it rains on the day?
Light rain is typically fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
Can you survey a flat roof on an office or unit?
Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.
How do I book a survey in Lyne?
The quickest way is to ring 07833 053749 or email us. Tell us the address and a little about the roof, and we will take it from there. We survey seven days a week.

Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
What we cannot see
It helps to know what a survey won’t do before booking:
- Structural calculations, which need a structural engineer
- A fixed date for when the roof will need replacing
- The condition of the deck or insulation hidden under the covering
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. What our survey covers.
