How a flat roof survey works in Longcross

A flat roof leak often travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. If you are worried about splits, cracks and crazing and damaged trims at the roof edge, a survey will tell you what’s going on.

In a village or hamlet like Longcross, flat roofs are usually on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

How the survey works

We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere as small as Longcross, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. We send a written report with photos, the defects we found and what we recommend.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • If it is not your property yet, arrange access through the agent
  • Keep pets inside or away from the areas we’re looking at

Signs you need a flat roof survey in Longcross

Flat roofs often get walked on for other jobs: cleaning windows, fitting aerials or air conditioning, or clearing gutters. A covering that wasn’t designed for foot traffic can crack or puncture. Fixings added through the covering often start leaks too.

A survey makes sense if you’ve noticed:

  • Splits, cracks and crazing
  • Failed upstands where the roof meets a wall
  • Water getting in at rooflights
  • Signs of deflection in the roof deck

For landlords with property near Longcross station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

What to check before booking

  • Which limits apply to the survey
  • What insurance they carry
  • What happens after the report arrives
  • Whether VAT is added on top

What a good roof survey covers

Your questions about flat roof surveys in Longcross

Is my home in Longcross listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover Longcross?

Yes, Longcross is one of the places we work. The survey and report are the same in Longcross as anywhere else.

What does ponding on a flat roof mean?

Ponding is worth looking into. It often means a blocked outlet, poor falls or a dipping deck, and it wears the covering faster. Our survey notes the ponding and what seems to be causing it.

What do I do with the report?

The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Can you survey in bad weather?

Light rain is usually fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Do you check flat roofs for asbestos?

We do not test for asbestos. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.

How do I arrange a flat roof survey in Longcross?

To arrange a survey, ring 07833 053749 or send us an email and let us know the address and what you want to find out. We will confirm the price and find a day that suits.

Different roofs, different checks

EPDM rubber

An EPDM rubber roof is usually one large sheet, bonded to the deck. We check the laps, the edges, the corners and any punctures.

Rooflights and upstands

Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We check for splits, gaps and loose flashings above the upstand.

Can I check my roof myself?

What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where applicable.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What happens if roof problems are left?

Flat roofs can’t normally be seen from the street, so they’re frequently overlooked. Many owners only find out a roof is worn out when water comes through. A survey every few years stops that from catching you out. Older cottages and farmhouses around Longcross can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Tips from our surveys

You don’t need to be a roofer to help. What helps most:

  • Check that new brackets or units haven’t damaged the covering
  • Clear roof outlets and gutters each autumn
  • Never stand on rooflights or fragile sheeting
  • Watch the ceilings below the flat roof for stains

Once we’ve been, the findings are written up with photos. It explains the covering, its condition and every defect, and what we recommend. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.
