Independent chimney surveys in Longcross

How a chimney survey works in Longcross

Many homes have chimneys that are no longer used. Even when it isn’t used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. We check how redundant stacks have been capped and look for damp in the chimney breasts. You get photos of each stack and our recommendations. If you’re worried about signs that a stack is leaning and gaps in the mortar around the pots, we can find out what’s behind it.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Brick stacks

Brick stacks rely on sound pointing to keep water out. We check the bricks for spalling and the joints for erosion.

Rendered stacks

Cracked render can let water in and trap it behind. Cracks are photographed and noted.

What happens on the day

When we arrive, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely. Most surveys take roughly 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. In a small place like Longcross, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. You get a written report with photos and recommendations by email.

Honest limits

A survey is a careful look at the chimney stack, but it can’t do everything. The main limits are:

  • Structural calculations for a leaning stack
  • Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
  • Whether the flue is safe to use

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. What a survey covers and doesn’t.

Roof types and parts we check

  • Lead flashings
  • Chimney breasts
  • Chimney pots and cowls
  • Brick chimney stacks
  • Flaunching

Longcross homes and their roofs

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Knowing the covering helps explain which parts of a roof are likely to need work first. About 2.3 miles east lies Botleys Mansion, a reminder of how long the area around Longcross has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

For landlords with property near Longcross station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live near a park such as Gracious Pond, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. If you live in an older home near Longcross Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Why it’s worth a survey now in Longcross

A damp chimney breast seldom dries out until the cause is found. It can stain walls and damage plaster. Finding the cause means the right work can be planned. For older village homes like those around Longcross, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

Checking the roof from the ground

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.

FAQs for Longcross

How do I find out if my home in Longcross is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover smaller places like Longcross?

Yes, Longcross is on our map. Villages and rural addresses get the same survey as a town house.

Do you inspect shared chimneys?

Yes. Many houses share stacks with a neighbour. We survey what we can see safely, and note anything that seems to involve next door.

How long is the visit?

It usually takes between one and two hours at a house, as part of a look at the roof around the stack. We’ll confirm the timing when booking.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Will you go up on the roof?

Only if it is safe. We check everything that can be seen safely: from ground level, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. Anything we cannot see is noted in the report.

How do you inspect a chimney without scaffolding?

Each stack is viewed from the safest viewpoints: the ground, nearby windows and higher points, and the roof space. Our Premium Survey includes a drone inspection where it applies. If part of a stack cannot be seen, the report says so.

For landlords and managing agents
