Ottershaw Gutter Survey
Not sure what state the gutter is in? We carry out gutter surveys in Ottershaw and across Surrey, with plain-English findings.
- Dripping or leaking gutter joints
- Water backing up from a hidden gutter
- Gutters overflowing in heavy rain
How a gutter survey works in Ottershaw
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way, with photos and written recommendations. We survey on weekdays and at weekends. If you’re worried about downpipes that are split or coming away and hoppers and outlets full of debris, a survey will tell you what’s going on, on downpipes, parapet and box gutters and eaves gutters alike.
Houses in smaller places like Ottershaw can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A proper look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What we’re asked to look at in Ottershaw
Plenty of tiled and slate roofs carry moss, and heavy rain washes clumps of it into the gutters. Mixed with grit from the roof, it settles as silt that holds water in the gutter and lets weeds take root.
Signs worth acting on include:
- Brackets that have dropped or snapped
- Gutters full of debris and silt
- Gutters overflowing in heavy rain
- Joints that drip after rain
If you look after a building like Ottershaw Christchurch Church of England Junior School, a written record of a large roof helps plan work for the holidays rather than in term time.
Before you book any roof surveyor
- Are they insured for the work?
- Whether any drone flown is registered with the CAA
- Which limits apply to the survey
- What happens after the report arrives
Can I check my roof myself?
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Ottershaw questions
Can a landlord with a rental near Chertsey station book a roof survey?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Is Ottershaw within the area you cover?
Yes. Ottershaw is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.
What happens next?
You will receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Mention it when you contact us and we’ll explain what’s needed.
Can you tell me if my old gutters contain asbestos?
No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.
Can you inspect my roof with a drone?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.
How soon will I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Prices quoted always include VAT, and the written report is part of the package. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Helping us price your survey
A little information up front helps. Please include:
- Where water is showing inside, if it is
- When you need the report by
- What’s prompted the survey
- Whether there’s a loft hatch, a shared roof or tricky access
When you’re ready to go ahead, ring 07833 053749 or use the contact form. From there it is a case of choosing a package, agreeing the price and fixing a day.
How it works
The aim of the visit is simple: to see as much of the gutter as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It usually takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Homes around Ottershaw often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. Inside, the loft is looked at where it can be reached safely.
- We agree which parts of the building you are most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Getting ready for the survey
- If it isn’t your property yet, arrange access through the agent
- Gather any invoices or paperwork from past roof work
- Check we can get to the back of the property

Local roofs in Ottershaw
Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Whichever you have, the details that tend to fail before the covering itself get the closest look. Botleys Mansion, about 0.8 miles north, is one of the historic houses in the wider area around Ottershaw. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.
If your home is one of the older ones in the streets near Christ Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Chertsey station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

How the survey changes by roof type
Plastic (uPVC) gutters
Plastic rainwater systems are common on homes of many ages. Their joints can leak as the seals wear, and brackets can sag under load.
Cast iron gutters
A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.
Practical tips
Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:
- Leave gutter checks at height to someone equipped for it
- Do not leave hidden gutters out of a clear-out
- Get trees that overhang the gutters trimmed
- Watch the gutters during heavy rain
How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you as soon as it is ready.
Watch your gutters from the ground or a window during heavy rain. Overflows and dripping joints are a sign to act before damage builds up.
