Gutter surveys in Stonehill

The survey, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes roughly 1–2 hours for a house, and about three to four hours for a commercial roof. For a village or hamlet like Stonehill, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We check hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Before we arrive

  • Keep pets inside or away from the areas we are looking at
  • Let us know about parking near the property
  • Clear the way to the loft hatch

Gutter survey in Stonehill: what you get

We survey gutters and rainwater systems in Stonehill and right across London and South East England. On the day, we inspect whatever is safely visible, from the ground, from windows and from the roof space. Time on site typically takes roughly 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. The written report follows, with photos and recommendations. Typical surveys look at leaks at the gutter joints and overflowing valley or parapet gutters, across fascias and soffits, eaves gutters and parapet and box gutters.

In a village or hamlet like Stonehill, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

The report records the gutter as we found it on the day. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Practical tips

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Don’t leave hidden gutters out of a clear-out
  • Watch for green marks down the brickwork
  • Watch ceilings under valley gutters for fresh marks
  • Get the gutters cleaned out every year

After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes, and if it doesn’t, raise it with whoever did the job.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

Can I check my roof myself?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.

What we look for on each type of roof

Aluminium and other metal gutters

Metal gutters can suffer at joints and where different metals meet. Any leaks or corrosion we spot go in the report.

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering and is easy to overlook. We check what’s visible and note what isn’t.

Stonehill questions

Is Stonehill within the area you cover?

Yes, Stonehill is on our map. A small place gets exactly the same survey as a big one.

Is my home in Stonehill listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you check valley and parapet gutters?

Yes, as far as they can safely be seen. We use the ground, windows, the roof space and the roof where it’s safe, and by drone where it is applicable.

Will you check if gutters are causing damp inside?

We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We cannot see inside the wall itself, so we report on what’s visible.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Does the season matter for a gutter survey?

Whenever suits you. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.

What will the report tell me?

You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put in order of urgency where relevant.

Gutter surveys around Stonehill

Botleys Mansion, about 1.4 miles north-east, is one of the historic houses in the wider area around Stonehill. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you let a flat or house near Longcross station, a dated record of the roof is useful when planning maintenance across a let. If you live near a park like Gracious Pond, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. The streets around a church like Christ Church are often among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Honest limits

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • Confirming asbestos in older rainwater goods
  • Damage hidden inside walls or behind boards
  • What’s hidden inside a downpipe
