Your questions about gutter surveys in Trumps Green

Do you survey roofs for landlords with property near Virginia Water station?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Does a conservation area affect roof work in Trumps Green?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

When does the report arrive?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

What will the report tell me?

Written findings with photographs, covering the condition of the gutter, the defects we found and what we recommend, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access as you book.

Will you check the drains below ground?

No, we don’t carry out CCTV drain surveys. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

Gutter survey in Trumps Green: what you get

Gutters are typically fixed to fascia boards, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t carry out asbestos testing, but we flag anything that could contain it. We’re often asked to look into overflowing valley or parapet gutters and gutters overflowing in heavy rain, on fascias and soffits, valley gutters and eaves gutters.

Somewhere as small as Trumps Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.

Findings are set out part by part, from the coverings down to the gutters. You will see the good as well as the bad.

What affects the price in Trumps Green

The price reflects the time and kit the roof needs. That comes down to:

  • Building height and the viewpoints available
  • Chimneys, valleys, parapets and other details
  • Commercial roofs and larger buildings
  • Any need for thermal images or a drone flight

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We can help you choose the package that fits what you need to know.

What we need to know

There’s no need for technical words. It is enough to let us know:

  • What’s prompted the survey
  • Any deadline, such as an exchange date
  • Where any leaks, stains or damp patches show inside
  • Whether there’s a loft hatch, a shared roof or tricky access

Getting a price is simple: just phone 07833 053749 or email us, tell us about the property and we will explain which survey suits. We confirm the price before anything is booked.

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • The inside of a downpipe along its whole length
  • Damage hidden inside walls or behind boards
  • Hidden sections we cannot view safely

If in doubt, call 07833 053749 or drop us an email and we’ll point you to the right survey before booking. What our survey covers.

What this survey covers

  • Valley gutters
  • Parapet and box gutters
  • Outlets and hoppers
  • Downpipes
  • Fascias and soffits
  • Eaves gutters

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Gutter surveys around Trumps Green

In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses such as Botleys Mansion, about 2.2 miles south-east, show how far back building in the area around Trumps Green goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Take an older house close to Christ Church: its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Virginia Water station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take a building like Trumps Green Infant School: large buildings have long gutter runs and big roofs that need checking like any other.

Leave it or get it looked at?

A blocked valley or parapet gutter does not spill harmlessly. It can back up into the loft space and the rooms below, often in the heaviest rain. It is worth having these gutters looked at before the wetter months. Around Trumps Green, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.

What happens on the day

The visit has one job: to look at the gutter as closely as is safe and record what we find. Notes and photographs go into the written report. The visit typically takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Older rural homes like those around Trumps Green can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We look at hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A report with photos and recommendations follows.

Preparing for the visit

  • Show us where any leaks or stains appear
  • If you are buying, let the agent know when we are coming

How the survey changes by roof type

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip, and brackets can sag under load.

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Joints, outlets and fixings are the parts we focus on.
