Pre-purchase roof surveys near Stonehill

Pre-purchase roof survey in Stonehill

The best time to book is once your offer has been accepted and before you exchange contracts. That’s when the findings are most useful, while you’re not yet committed. Visits run on weekdays and at weekends, which helps when a sale is moving quickly. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. Typical surveys look at gaps where slates or tiles have come loose and blocked or leaking gutters, across natural slate, chimney stacks and flat-roofed extensions and dormers.

Somewhere as small as Stonehill, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

We write the report in plain English, so you do not need to be a roofer to follow it. Photos show what each point refers to, with the urgent items made clear.

Do you need a pre-purchase roof survey in Stonehill?

Most viewings never get near the roof. You see the rooms, not the slates, and a quick glance from the street misses a lot. Fresh decoration can also cover the marks an old leak left behind, so a closer look is worth having before you commit.

Things that frequently lead to a survey include:

  • Gutters choked with leaves and moss
  • Lead that has worked loose at a wall or chimney
  • Old water stains in the roof space
  • A ridge or slope that dips

If you let a flat or house near Longcross station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

What to check before booking

  • Whether the roof space is looked at, where there is one
  • What exactly goes into their report
  • Their report turnaround times
  • Is there a chance to talk the report through?

Common questions in Stonehill

Is Stonehill within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Is drone flying allowed in Stonehill?

Normally it comes down to two things: the airspace at the address and the weather. Stonehill is about 2 miles from Fairoaks Airport, so the Drone Safety Map is checked for restrictions around it before we fly. Strong wind or heavy rain also stops a small drone flying, and the rest of the survey does not depend on the drone.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Can you survey in bad weather?

Light rain is typically fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Will the roof report help me negotiate with the seller?

Yes, you can. The report sets out what we found, with photos, which you can share with the seller or agent. We can’t promise how the seller will respond.

How quickly will I get the report?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your exchange date and we’ll help you choose.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

Tips from our surveys

These tips come from what we see on roofs every week, before and after a survey:

  • Pass the findings to your conveyancer
  • Request records of any re-roofing
  • Ask the agent to make sure the loft hatch can be opened
  • Book once your offer is accepted

The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. Whichever package you choose, you can ask us what a finding means.

Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.

Landlords, agents and block managers in Stonehill

Any of our surveys can be booked by landlords, agents and building managers in Stonehill. For a price for a let property or a block, ring 07833 053749 or drop us an email.

Letting agents frequently book on a landlord’s behalf. We agree a time with the tenant beforehand.

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Buying a home or a new roof in Stonehill

Stonehill is about 2 miles from Fairoaks Airport. If the drone is used for your survey, the Drone Safety Map is checked for restrictions first. About 1.4 miles north-east lies Botleys Mansion, a reminder of how long the area around Stonehill has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark such as Christ Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

What affects the cost of pre-purchase roof surveys

When we price a survey, we consider:

  • Commercial roofs and larger buildings
  • Any need for thermal images or a drone flight
  • The number of roofs, including extensions and garages
  • Features like valleys, chimneys, dormers and parapets

Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

Here’s what helps us most when you contact us:

  • Any stains, drips or damp patches you’ve seen indoors
  • The address and postcode of the property
  • Access details, like a loft hatch or a shared roof
  • Why you want a survey: buying, a leak, a storm or new work

To book a survey, phone 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You will know the price before anything is booked.

The survey, step by step

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Somewhere as small as Stonehill, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before we arrive

  • If it isn’t your property yet, arrange access through the agent
  • Make sure pets are kept safely away
  • Agree roof access with the managing agent if it’s shared
