Mimbridge Pre-Purchase Roof Survey
A roof survey before you buy a house or flat in Mimbridge, with drones and thermal imaging where they help. Get in touch for a price.
- Signs of past leaks inside the loft
- Chimney mortar that has eroded
- Flashings that have lifted or split
What this survey can’t tell you
No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:
- Whether timbers meet design loads
- Confirmation of asbestos in cement sheets or soffits
- Faults hidden behind ceilings, boards or coverings
If in doubt, ring 07833 053749 or send us an email and we’ll point you to the right survey. What a survey covers and does not.

How a pre-purchase roof survey works in Mimbridge
Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, along with a same-day report. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and look from ground level, windows and the loft instead. We survey natural slate, gutters and downpipes and lead flashings and valleys, and the problems we’re asked to look at most are quick fixes on flashings and valleys and lead that has worked loose at a wall or chimney.
Older buildings in small places like Mimbridge may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what is not.

How the survey works
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours at a typical home, with bigger or more complicated roofs taking longer. You are welcome to ask questions while we are there. Rural addresses near Mimbridge can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- We agree a visit, including weekends if that helps.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Getting ready for the survey
- Agree roof access with the managing agent if it is shared
- Let us know about parking before the day
- Make sure pets are kept safely away

What else we do in Mimbridge
Mimbridge: your questions answered
Can you fly a drone over a roof in Mimbridge?
That depends on where the roof is and on the weather. Mimbridge is about 2 miles from Fairoaks Airport, so the Drone Safety Map is checked for restrictions around it before we fly. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.
Is my home in Mimbridge listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
How quickly will I get the report?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.
Do you need to go inside the property?
Where we can, yes. From the roof space we can see staining, timbers and underlay. If we cannot get in, the report says so.
Can you survey at the weekend?
Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when booking.
Is your roof survey a RICS survey?
No. It is a dedicated roof survey, and you get a written report with photos. It does not cover the rest of the property, which a RICS survey does.
Do you go up on the roof?
Only where it’s safe to do so. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where it applies.
Mimbridge homes and their roofs
Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. The wider area around Mimbridge has a long history of building, with Botleys Mansion about 3.1 miles north-east. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Why it is worth a survey now in Mimbridge
After exchange, any roof defect is yours to deal with. Before it, you still have choices. Finding out later gives you the same facts, but too late to use them in the purchase. Where a roof is exposed, as many are in small places like Mimbridge, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
All our prices include VAT. Prices start from £150, including VAT. You’ll know the price for your survey before booking.

Signs you need a pre-purchase roof survey in Mimbridge
Many roofs have had quick fixes over the years. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that don’t match can be signs that something has leaked before. Our report records them so you can ask the seller what was done and when.
It is worth booking a survey if you’ve seen:
- Blocked or leaking gutters
- Lead that has worked loose at a wall or chimney
- Signs of past leaks inside the loft
- Slipped or missing slates and tiles
The streets around a church such as Church of St Lawrence are often among the oldest in a place, and if yours is one of the older homes nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.
Before you book anyone
- What happens after the report arrives
- What exactly goes into their report
- What the survey will not cover
- Whether the loft is part of the inspection
For landlords and managing agents
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.
Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on weekdays and at weekends, which helps when tenants work during the week.
