Flat roof survey in Woodham: what you get

A flat roof doesn’t shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. If you’ve noticed outlets choked with leaves and silt and failed seals around rooflight kerbs, a survey will tell you what’s going on, whatever the roof.

Flat roofs in smaller places like Woodham can be more exposed, particularly where nothing shelters them, so wind catches loose edges and trims. Felt and bitumen also age in strong sun. The signs are splits, blisters and edges coming away. Standing water that lingers for days after rain is another sign worth watching for.

We keep jargon out of it: if work is needed, the report says so clearly.

Different roofs, different checks

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. We record any we can see, with photographs.

Felt and built-up roofs

The edges and upstands of a felt roof are usually where trouble starts. Every upstand and edge is checked, with photos of any that have lifted or cracked.

Flat roof surveys around Woodham

In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Historic houses like Botleys Mansion, about 2.2 miles north-west, show how far back building in the area around Woodham goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a building such as Fullbrook School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. If you run a business near The Peacocks, outlets and upstands on commercial flat roofs are the places to check before trouble starts. Landlords with a home close to West Byfleet station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

FAQs for Woodham

Do you carry out roof surveys in Woodham?

Yes, Woodham is one of the places we work. The survey and report are the same in Woodham as anywhere else.

Is Woodham within the area you cover?

Yes, Woodham is covered. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Will you check the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Is it a structural engineer’s report?

No. We’re roof surveyors, not structural engineers, and it does not include calculations. We will recommend an engineer if we see signs that call for one.

What will the report tell me?

A photo-illustrated written report, explaining the condition of the flat roof, any defects and our recommendations, by urgency where it matters. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Can you test old roof sheets for asbestos?

We don’t test for asbestos. If we see materials that could contain it, like cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.

What affects the cost of flat roof surveys

Prices always include VAT. What changes the price is:

  • The number of roofs, including extensions and garages
  • The package you choose: Basic, Standard or Premium
  • House, block, shop or office
  • If the survey needs thermal imaging or a drone

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Booking your survey

We’ll typically ask about:

  • Where the property is, with the postcode
  • What kind of property and roof it is
  • The reason for the survey, such as buying, a leak or storm damage
  • Pictures from the garden or a window, if you have them

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.

When you need someone else

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • Parts of the roof that are not safe to walk on or view
  • A structural engineer’s assessment of the deck

If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before booking. The full list of what we check.

What happens on the day

Safety comes first on every visit. We inspect what can safely be seen, and anything we cannot see is noted in the report. The survey typically takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a survey in Woodham, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

How to prepare

  • Check the loft hatch can be reached

Practical tips

You do not need to be a roofer to help. What helps most:

  • Keep clear of rooflights and fragile roof sheets
  • Check that new brackets or units haven’t damaged the covering
  • Note any new marks on ceilings beneath the roof
  • Limit foot traffic on the covering

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. It is written in plain English, with a photo of each defect, so others can follow it without going up to look.

Small defects are simpler to deal with while they’re still small. Prompt repairs tend to add years to a flat roof.

Can I check my roof myself?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
