Landlord roof survey in Stanford Common: what you get

Roofs on let houses and blocks of flats are easy to forget until something leaks. A condition survey lets you find problems before they become leaks so work can be planned, not rushed. The findings come in a written report with photos that you can keep with the building’s records. Many landlords and agents repeat it every few years to see how the roof is changing. If you’ve noticed flashings that have come away and loose ridge or hip tiles, a survey will tell you what’s going on, on blocks of flats, flat roofs on blocks and shared roofs alike.

Some older homes in villages like Stanford Common are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we do, step by step

Safety comes first on every visit. We inspect what can safely be seen, and anything we can’t see is noted in the report. Most visits take an hour or two for a house, and longer for a block or a building with several roofs. Rural addresses near Stanford Common can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Preparing for the visit

  • Move anything stored under the loft hatch
  • For flats, check roof access has been agreed
  • If you’re buying, let the agent know when we’re coming

FAQs for Stanford Common

Is Stanford Common within the area you cover?

Yes, we do. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.

I let a flat near Brookwood station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs.

Can you survey a shared roof on a terrace or converted house?

Yes. We survey what we can access and see safely. Areas we couldn’t see are noted in the report.

Does the report help with maintenance planning?

Yes. Recommendations are prioritised by urgency where relevant so you can plan spending. It doesn’t include repair cost estimates but it gives contractors a clear brief.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Landlord roof surveys in Stanford Common: local notes

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 3.5 miles south lies Wanborough Manor, a reminder of how long the area around Stanford Common has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you own a rental within reach of Brookwood station, a roof report helps you deal with small faults before they turn into a call from a tenant. Anyone responsible for a site like Knowl Hill School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Why act early in Stanford Common

An independent report helps when owners need to agree on roof work. Without a survey, it is one opinion against another. Where a roof is exposed, as many are in small places like Stanford Common, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you’d like to know.

Why us?

  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • 98% of clients satisfied
  • Visits on any day of the week
  • More than 5,000 surveys completed

What we’re asked to look at in Stanford Common

Many blocks and converted houses have several roof types. Each wears differently and the smaller roofs are easy to forget.

A survey makes sense if you’ve noticed:

  • Worn ridges, hips and verges
  • Gaps where tiles or slates have slipped
  • Parapets and upstands in poor repair
  • Ceiling stains reported by tenants

Living close to Burner's Heath and Swallows Pond is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

What’s in a roof survey

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

How we price landlord roof surveys

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • Commercial roofs and larger buildings
  • The size of the roof
  • Which survey package you book
  • Height and safe access

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for your roof before booking.
