Roof survey in Hale: what you get

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. We survey chimney stacks, lead flashings and natural slate, and people most often book us about ridge tiles that have lifted or moved and slates or tiles that have slipped or broken.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

When to book a survey in Hale

The coverings are rarely the first thing to fail. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, the battens or pegs may be what’s gone.

A survey makes sense if you’ve noticed:

  • Crumbling chimney pointing or cracked flaunching
  • Cracked or blistered flat roof coverings
  • Water stains on rafters and ceiling joists
  • Valley linings that have cracked or split

If you let a flat or house near Farnham station, the gap between tenancies is a good time to have the roof looked at.

Questions to ask before booking

  • Whether any drone flown is registered with the CAA
  • Whether the inside of the roof is included
  • Is there a chance to talk the report through?
  • Is VAT included in the price?

What a good roof survey covers

Should I look at the roof myself first?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Roofs, chimneys and gutters in Hale

Historic houses such as Farnham Castle, about 1.1 miles south-west, show how far back building in the area around Hale goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Homes near green spaces such as Weybourne LNR can get more leaves in their gutters in autumn. Take an older house close to The Church of St John the Evangelist: its roof may have old fixings, lead flashings and chimneys that need a closer look.

FAQs for Hale

Do you cover smaller places like Hale?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

I let a flat near Farnham station. Can you check the roof?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.

What’s covered in a roof inspection?

All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

Can you survey in bad weather?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.

Will the report say how many years my roof has left?

We don’t give a number of years. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we’ll plan the visit with that in mind.

Roof by roof

Flat roof coverings

A felt roof often lasts around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We check how the covering is wearing.

Chimney stacks

We check the pots, flaunching, pointing and flashings of each stack. Leaning stacks and loose pots are recorded.

The survey, step by step

The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect about one to two hours at most homes, with bigger or more complicated roofs taking longer. Around Hale, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

What happens if roof problems are left?

Hidden gutters and valleys can fail without warning. When they do, water comes straight into the house. We look at them before they cause trouble. For older village homes like those around Hale, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.
