Roof surveys in Upper Hale

Roof survey in Upper Hale

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. Flat roofs frequently need attention long before the main roof. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. If you’ve noticed lifted, split or missing lead flashings and ridge tiles that have lifted or moved, we can find out what’s behind it, whatever the roof.

In a smaller place like Upper Hale, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How we price roof surveys

A few things affect what a survey costs:

  • Commercial roofs and larger buildings
  • Which survey package you book
  • How tall the building is and how easy the roof is to see
  • Extra roofs, like extensions, dormers or garages

Every price we give includes VAT. Prices start from £150, including VAT. You’ll know the price for your roof before booking.

What we need to know

A little information up front helps. It’s useful to include:

  • Where any leaks, stains or damp patches show inside
  • Whether there is a loft hatch, a shared roof or tricky access
  • Your postcode, so we can check access and travel
  • Dates you are working to, like exchange

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or drop us an email.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

How the survey works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours on an ordinary house, while a commercial roof takes nearer three to four hours. If you have questions on the day, just ask. Parking around Upper Hale is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

  • Have any questions written down, so nothing gets missed
  • For flats, check roof access has been agreed
  • Clear the way to the loft hatch

Getting a price

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.

Advice

What this survey can’t tell you

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Structural calculations (that’s a structural engineer’s job)
  • A promise that the roof won’t leak in future

If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey before booking. What a survey covers and doesn’t.

What we look at

  • Ridges, hips and valleys
  • Lead flashings
  • Chimney stacks
  • Natural slate
  • Flat roofs
  • The roof space
  • Clay and concrete tiles

Questions from Upper Hale

Will you come out to Upper Hale?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is my home in Upper Hale listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

What if it rains on the day?

It can, depending on the survey. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.

Can you tell me how long my roof will last?

Not as a figure. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.

Do you inspect the roof from on top?

Only where it is safe to do so. We also inspect from the ground, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How soon is the report ready?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

Upper Hale homes and their roofs

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first. Farnham Castle, about 1.1 miles south, is one of the historic houses in the wider area around Upper Hale. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Trees in and around Weybourne LNR shed leaves that can end up in nearby gutters. For landlords with property near Farnham station, the gap between tenancies is a good time to have the roof looked at. For businesses in and around places such as Hart Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions.

Upper Hale is about 2 miles north of Farnham, in Surrey. Houses, flats, blocks and commercial buildings in Upper Hale can all book roof surveys, with a written report and photographs every time. Our Surrey coverage includes Upper Hale and the places around it. We also survey roofs in Guildford.

Roof surveys in GU9 work the same way as everywhere else we cover. Streets in the area include Queens Lane, Ball and Wicket Lane and Upper Hale Road, and we cover them all. Main roads around Upper Hale include the A3016 and B3005. If you are just outside Upper Hale, we cover Heath End (1 mile east), Hale (1 mile south-east), Weybourne (1 mile east), Badshot Lea (1 mile east) and Farnham (2 miles south). Larger places within reach include Guildford (10 miles east), Woking (11 miles north-east), Camberley (7 miles north-east), Frimley (6 miles north-east), Haslemere (11 miles south) and Cranleigh (15 miles south-east).

Why act early in Upper Hale

It’s easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than calling someone out after a storm. Homes in smaller places like Upper Hale can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We can help you choose the package that fits what you want to find out.

Different roofs, different checks

Chimney stacks

Our chimney check is a visual inspection of the stack, and it isn’t a flue or gas safety check. We will tell you if the flue needs a specialist.

Clay plain and peg tiles

Clay tiles are common on older South East homes. When pegs or battens rot, tiles slip, leaving gaps along the courses.
