Thermal roof surveys in Upper Hale

How a thermal roof survey works in Upper Hale

Thermal imaging is a useful tool, but it has limits. Sun, shade, reflective surfaces and wind can all change what the camera shows. We back up the images with moisture readings and a careful look at the roof. The report is clear about what the images show and what they do not. Where something cannot be confirmed, we say what would help next. If you’ve noticed damp where roofs meet walls and chimneys and damp that repairs haven’t cured, we can find out what’s behind it, on insulated roof spaces, loft conversions and flat roofs alike.

Around Upper Hale, lots of roofs are low enough to see partly from the garden or the street. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. The forecast decides the day, as calm, dry conditions suit both. Close-up images often show wear on ridges, verges and flashings that can’t be judged properly from ground level.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Can I check my roof myself?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

What a thermal roof survey looks like in Upper Hale

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place. About 1.1 miles south lies Farnham Castle, a reminder of how long the area around Upper Hale has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near St Mark the Evangelist Church, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image. Shop and office owners around Hart Shopping Centre may find that thermal images can show trapped moisture across a wide commercial roof. If you look after a building such as Hale School, thermal images can show where wet insulation sits under a big flat roof.

Roof by roof

Single-ply and EPDM roofs

On larger commercial single-ply roofs, thermal imaging can help target moisture readings. That makes the survey more focused.

Felt and asphalt flat roofs

On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. We check those patches with moisture readings.

What happens on the day

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. Being in a smaller place like Upper Hale doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

How to prepare

  • If the roof is shared, arrange access with whoever manages the building
  • Keep pets inside or away from the areas we’re looking at
  • Check we can get to the back of the property

Advice

FAQs for Upper Hale

Is Upper Hale within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Is drone flying allowed in Upper Hale?

It depends on the exact address and the weather on the day. Upper Hale is about 3 miles from Farnborough Airport, so the Drone Safety Map is checked for restrictions around it before we fly. The flight also waits for calm, dry weather.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

How do I book a survey in Upper Hale?

Simply call 07833 053749 or email us with the address. We will ask a few questions, confirm the price and agree a date.

How does a thermal imaging roof survey work?

It records surface temperature across the roof. Differences can suggest wet areas, missing insulation or heat loss, which we then check with moisture readings.

Will the camera show exactly where the water is?

The camera does not see water itself. Because wet insulation holds heat for longer, it can show as a different temperature, and moisture readings are used to check it.

How we price thermal roof surveys

Prices vary from roof to roof, and it comes down to:

  • Building height and the viewpoints available
  • Commercial roofs and larger buildings
  • How big the roof is
  • Basic, Standard or Premium

Every price we give includes VAT, and the report isn’t charged as an extra. Thermal roof survey starts from £400, including VAT. Size, height and access decide where your roof falls.

Getting in touch

What helps most when you contact us:

  • The property’s address and postcode
  • Your timetable, like an exchange date
  • How the loft is reached, if there is one
  • What kind of property and roof it is

If you are buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.

Tips that help

Nothing here needs a ladder. A few suggestions:

  • Keep outlets and gutters clear to stop water sitting
  • Photograph damp patches with the date
  • Heat the home normally on the days before
  • Clear a path to the loft hatch before we arrive

Premium Surveys include an in-person consultation, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is often moved when people work in the roof space.

When you need someone else

Some things can’t be seen without opening up the roof, so a survey has limits:

  • An energy rating for the building
  • Readings unaffected by sun, shade or reflections
  • The condition of timbers we cannot see

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What a survey covers and does not.
