Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Keep the report with your property records
  • Keep a record of damp patches and dates
  • Let us know about any leaks or stains you’ve seen
  • Check we can open the loft hatch

Keep the report with your property records. It’s a useful baseline for future surveys, and buyers may ask about the roof when you sell.

Keep the roof space ventilated. A stuffy loft collects condensation, and it can wet timbers and insulation. Check insulation does not block the airflow at the eaves.

Roof survey in Norney: what you get

Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. A flat roof normally wears out sooner than a pitched one, so they deserve a close look. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. If you’ve noticed condensation or damp timbers in the loft and gutters that overflow in heavy rain, a survey will tell you what’s going on, whatever the roof.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You will see the good as well as the bad.

Landlord and commercial surveys in Norney

Freeholders and residents’ companies use a roof report to plan and budget.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

When to book a survey in Norney

A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Damp on a chimney breast inside often starts at the top of the stack.

We’re frequently asked to look at:

  • Debris building up in roof valleys
  • Leaning or weathered chimney stacks
  • Lifted, split or missing lead flashings
  • Condensation or damp timbers in the loft

Loseley Park lies about 2.5 miles north-east, so building around Norney goes back a long way. Older homes in the area may have roofs that need matching materials when work is done.

Questions to ask before you book

  • Whether you get a written report with photos
  • Will they check the loft as well as the outside?
  • What they won’t be able to tell you
  • How soon the report will arrive

What a roof survey includes

Norney homes and their roofs

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Knowing the covering helps explain which parts of a roof are likely to need work first.

For site and facilities teams at buildings like St Mary's CofE Voluntary Controlled Infant School, large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to Church of St Mary: its chimney, valleys and lead work are likely to be the parts that need attention first.

Norney questions

Is Norney within the area you cover?

Yes. Norney is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

How do I find out if my home in Norney is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

What do you check on a roof survey?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the roof space where there’s safe access. You get a report with photos and recommendations.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Do you use drones?

Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Are you insured?

Our cover is professional indemnity plus public liability.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.

Why it is worth a survey now in Norney

Leaving it means relying on what you can see from the ground. That can lead to the wrong work being done, or miss the fault that matters. We tell you what’s really needed. Older and listed buildings around Norney may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

To find out what your survey will cost, call 07833 053749 or email us and tell us about the roof. The price is agreed before a date is set.

The survey, step by step

The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. All told, expect roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Somewhere like Norney needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Advice

Checking the roof from ground level

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
