How a roof survey works in Highstreet Green

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages often have flat roofs. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. Flat roofs frequently need attention long before the main roof. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. If you’re worried about valley linings that have cracked or split and blocked, sagging or leaking gutters, a survey will tell you what’s going on, on ridges, hips and valleys, chimney stacks and flat roofs alike.

In a village or hamlet like Highstreet Green, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.

After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Highstreet Green questions

How do I find out if my home in Highstreet Green is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Highstreet Green?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Can you inspect a terraced or semi-detached roof?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

Do you inspect the roof from on top?

Only where it’s safe to do so. Much of the survey is done from ground level, upper windows and the loft space. On Premium, a drone is used where applicable.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we are allowed to reach.

Do you look in the loft space?

Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Asbestos testing of any kind
  • Whether the roof structure meets design loads
  • What’s under the slates, tiles or felt

If in doubt, call 07833 053749 or email us and we’ll point you to the right survey. What our survey covers.

Highstreet Green homes and their roofs

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

The survey, step by step

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a small place like Highstreet Green, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Before the survey

  • Make sure the loft hatch can be reached
  • Gather any invoices or paperwork from past roof work
  • Point out any leaks or damp patches

Advice

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Why get it checked now?

Hidden gutters and valleys can fail without warning. When they do, water comes straight into the house. We look at them before they cause trouble. Older and listed buildings around Highstreet Green may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the visit with that in mind.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
