Independent roof surveys in Hydestile

Roof surveys for homes and businesses in Hydestile

Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages often have flat roofs. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. A flat roof usually wears out sooner than a pitched one, so they deserve a careful look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. If you’ve noticed leaking gutter joints and downpipes and cracked mortar along the ridge, a survey will tell you what’s going on.

Somewhere as small as Hydestile, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible.

Landlord and commercial surveys in Hydestile

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer.

What we cannot see

It’s useful to know what a survey will not do before booking:

  • An exact number of years the roof has left
  • A full building survey of the property
  • Asbestos testing of any kind

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and doesn’t.

What this survey covers

  • Ridges, hips and valleys
  • Clay and concrete tiles
  • Natural slate
  • Lead flashings
  • Flat roofs
  • The roof space
  • Chimney stacks

What happens on the day

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take an hour or two for most houses, or half a day or so for a commercial building. Around Hydestile, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

How to prepare

  • Agree roof access with the managing agent if it is shared
  • Unlock side gates and any roof access doors
  • Let us know about parking before the day

How to book

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or use the contact form when you’re ready.

Advice

DIY checks: what’s safe

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

How we price roof surveys

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • How big the roof is
  • Which survey package you book
  • Building height and the viewpoints available
  • Whether it’s a home or a commercial building

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We’ll tell you which package suits the questions you have.

Helping us price your survey

You don’t need to know any roofing terms. Just tell us:

  • Any stains, drips or damp patches you’ve seen indoors
  • Any photos you have, taken from ground level or a window
  • The reason for the survey, such as buying, a leak or storm damage
  • Any deadline, such as an exchange date

We survey roofs seven days a week. To arrange a day that suits you, call 07833 053749 or drop us an email.

Tips that help

Most of what helps is simple and safe from the ground. A few suggestions:

  • Clear the loft hatch area before we arrive
  • Include dormers, porches and garages when booking
  • Have details of recent roof work to hand
  • Look for debris in the garden after high winds

Premium comes with a follow-up after 12 months. It helps you see whether anything has changed.

Look at your roof from ground level after strong winds. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.

What a roof survey looks like in Hydestile

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Historic houses such as Loseley Park, about 4.1 miles north, show how far back building in the area around Hydestile goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

For site and facilities teams at buildings such as St Dominic's School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Milford (Surrey) station, a dated record of the roof is useful when planning maintenance across a let. Take an older house close to Hambledon Church: its roof may have old fixings, lead flashings and chimneys that need a closer look.
